Roof survey in Newtown Common, West Berkshire
A roof condition survey for homes and buildings for Newtown Common, from an experienced roof surveyor. You get a clear written report with photographs.
- Standing water on a flat roof
- Torn or sagging underlay
- Slipped, cracked or missing slates and tiles
Useful tips for Newtown Common property owners
Most of what helps is simple and safe from the ground. A few suggestions:
- File the report with your home documents
- Find records of any re-roofing or repairs
- Ask about a flat roof on an extension or garage too
- Check we can open the loft hatch
Any roofer you ask to quote can work from the report. They’ll see each defect and its location, which makes quotes easier to compare.
Have gutters and valleys cleared regularly, particularly after autumn. Leave the clearing to a professional. Clear gutters prevent a lot of damp.
About our roof survey in Newtown Common
The report is written for you, in plain language. Each defect is described with photographs and a recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where applicable and a same-day report. Reports are sent by email. We survey chimney stacks, natural slate and clay and concrete tiles, and common reasons people get in touch are gaps in the roof where coverings have gone and leaning or weathered chimney stacks.
Some older homes in villages like Newtown Common are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.
We keep jargon out of it: if work is needed, the report says so clearly.

The survey, step by step
We work from the outside in: outside views come first, then the loft space if there’s safe access. All told, expect about 1–2 hours for most homes, depending on how many separate roofs there are. Somewhere as small as Newtown Common, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.
Getting ready for the survey

Roof surveys around Newtown Common
If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.
Living close to Sandleford Priory is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. Take an older house close to Church of St Mary and St John the Baptist: its chimney, valleys and lead work are likely to be the parts that need attention first. Landlords with a home close to Newbury station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

FAQs for Newtown Common
Will you come out to Newtown Common?
Yes, Newtown Common is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.
How do I find out if my home in Newtown Common is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Is your survey a structural engineer’s report?
No. If we see signs that need an engineer, like serious sagging, we’ll say so. We do not provide structural calculations.
How soon is the report ready?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photographs.
Will you fly a drone over my roof?
Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.
Do you inspect the roof from on top?
When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft.
What do you check on a roof survey?
Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where applicable.
When you need someone else
To be straight with you, a roof survey has limits:
- A structural engineer’s report
- Walls, floors and services below the roof
- What’s under the slates, tiles or felt
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you. The full list of what we check.
Roof types and parts we check
- Lead flashings
- Ridges, hips and valleys
- Flat roofs
- Clay and concrete tiles
- Chimney stacks
- Natural slate
- The roof space
Roof by roof
Natural slate
From the loft, we check the underside of a slate roof. Older roofs may have bitumen felt underlay, and very old roofs none, and we note its condition.
Flat roof coverings
A felt roof often lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We check how the covering is wearing.

What happens if roof problems are left?
Planned work is less stressful than an emergency. A survey lets you deal with things in order of urgency, rather than waiting for something to fail. Where a roof is exposed, as many are in small places like Newtown Common, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
