What we do, step by step

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes between one and two hours for a house, and about three to four hours for a commercial roof. Somewhere as small as Marsh Benham, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Before we arrive

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Gather any invoices or paperwork from past roof work
  • Mention any parking restrictions on your street

How a roof survey works in Marsh Benham

Across London and South East England, roofs differ widely. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, while many post-war homes have concrete interlocking tiles. Whatever yours has, the survey is adapted to it. Some older homes have clay tiles, and many have a flat-roofed extension as well. Every part gets the attention it needs. We are often asked to look into torn or sagging underlay and slipped, cracked or missing slates and tiles, across clay and concrete tiles, natural slate and the roof space.

Some older homes in villages like Marsh Benham are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Why get it checked now?

A roof that has had no attention for years can surprise you. A survey sets a baseline, which makes later changes easy to spot. Older cottages and farmhouses around Marsh Benham can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

Marsh Benham: your questions answered

Do you cover smaller places like Marsh Benham?

Yes, Marsh Benham is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is my home in Marsh Benham listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you go up on the roof?

Only when it’s safe. We also use views from the ground, windows and the loft space, and Premium includes a drone where applicable.

Which days do you carry out surveys?

We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you as you book.

Do you give a life expectancy for the roof?

We do not put a figure on it, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.

When will the report arrive?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It’s emailed to you.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

How the survey changes by roof type

Clay plain and peg tiles

Older homes in the Weald and across the South East frequently have clay plain tiles, and some have Kent peg tiles held by pegs. When pegs or battens rot, tiles slip, leaving gaps along the courses.

Lead flashings and valleys

Many older houses have lead in their valleys and hidden gutters. Cracks in a lead valley can send water into the roof, and lead is a target for theft.

Landlord and commercial surveys in Marsh Benham

Letting agents often book on a landlord’s behalf. We agree a time with the tenant beforehand.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

What we cannot see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • A full building survey of the property
  • What’s under the slates, tiles or felt
  • How the roof will behave in every kind of weather

If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. What our survey covers.

Roof types and parts we check

  • Chimney stacks
  • The roof space
  • Clay and concrete tiles
  • Flat roofs
  • Ridges, hips and valleys
  • Natural slate
  • Lead flashings

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Local roofs in Marsh Benham

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Benham Park, about 0.7 miles east, is one of the historic houses in the wider area around Marsh Benham. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Living close to Hamstead Marshall Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn. Take a building like Stockcross C.E. School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For landlords with property near Kintbury station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
