What a roof survey does not cover

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • Confirmation of asbestos in soffits or cement sheets
  • An exact number of years the roof has left
  • A full building survey of the property

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you before you book. The full list of what we check.

Roof survey in Peasemore: what you get

The report is written for you, in plain language. Each defect is described with photographs and a recommendation, and where it’s relevant we say what’s urgent and what can wait. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Reports are sent by email. Typical surveys look at torn or sagging underlay and debris building up in roof valleys, on clay and concrete tiles, ridges, hips and valleys and lead flashings.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

What happens on the day

Every roof is different; as a rough guide, the survey takes about one to two hours at most homes, or half a day or so for a commercial building. You are welcome to ask questions while we are there. Somewhere as small as Peasemore, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You tell us about the property and any concerns.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. Every part of the roof is checked and photographed.
  5. We email a written report with photos and recommendations.

Before we arrive

  • Gather any invoices or paperwork from past roof work
  • For a flat or shared roof, check access with whoever owns or manages the building
  • Move anything stored under the loft hatch

Advice

Peasemore: your questions answered

Do you cover smaller places like Peasemore?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Does a conservation area affect roof work in Peasemore?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is a roof survey the same as a structural survey?

No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It isn’t a structural engineer’s report and does not include calculations.

What do you check on a roof survey?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, plus the roof space where there is safe access. You get a written report with photos and recommendations.

Do you test for asbestos?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What’s the best way to book?

It is easiest to ring 07833 053749 or drop us an email. Give us the address and some details about the roof, and we will take it from there. Surveys run seven days a week.

How soon is the report ready?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photographs.

Should I look at the roof myself first?

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

Roofs, chimneys and gutters in Peasemore

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

For any home in Peasemore, it’s the small, early fault that is cheapest to put right. If you live in an older home near Church of St Barnabas, old fixings, lead flashings and tall chimneys are typical of older roofs.

Letting agents and landlords in Peasemore book surveys as well as homeowners. A photo-illustrated written report gives you a clear record of the roof, which helps you plan work between tenancies.

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Practical tips

Over many surveys, some simple habits stand out:

  • Include dormers, porches and garages as you book
  • Let us know about past leaks
  • Stay off ladders and the roof
  • Look for debris in the garden after high winds

If you need work done, the report gives roofers a clear brief. They’ll see each defect and its location, which makes quotes easier to compare.

Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Compare each report with the last.

Different roofs, different checks

Chimney stacks

We check the pots, flaunching, pointing and flashings of each stack. Leaning stacks and loose pots are recorded.

Natural slate

Slate is one of the most durable roof coverings, but its nails often corrode first. We check for slipped, cracked and missing slates.
