What we cannot see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • What’s inside walls or under coverings, without opening up
  • A structural engineer’s assessment
  • A formal energy assessment

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you before you book. What our survey covers.

About our thermal roof survey in Woolhampton

Our thermal survey records how the surface temperature varies across your roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. It is important to know that the camera shows temperature, not water, so findings are checked with moisture readings. It comes as part of our Premium Survey, from £400. Conditions on the day affect the results, and the report explains how. Typical surveys look at wet areas near outlets and upstands and cold areas below the roof, across flat roofs, pitched roof slopes and loft conversions.

Somewhere as small as Woolhampton, older roofs are often steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you cannot get from ground level. Both the forecast and the airspace are checked first, and the journey is planned beforehand. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

What we do, step by step

There isn’t much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Around Woolhampton, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Before the survey

Practical tips

From years of surveys, a few habits stand out:

  • Check from the ground or a window, never by climbing
  • File the images with your roof records
  • Tell us where and when you’ve seen damp or stains
  • Move stored items away from the loft hatch

Many people send the report to roofers, who can then quote for the areas shown. Each thermal image is matched to a normal photo, so the areas are easy to locate.

Keep an eye on ceilings under the roof for new stains. Early action keeps insulation from staying wet.

What we look for on each type of roof

Loft insulation

Heat loss shows most clearly when it’s warm inside and colder outside. Our report notes how the conditions affected the images.

Pitched slate and tile roofs

Thermal images of a pitched roof can still show heat loss patterns and some damp areas. The report explains what the images can tell you and what they cannot.

FAQs for Woolhampton

Do you cover smaller places like Woolhampton?

We do. Villages and rural addresses get the same survey as a town house.

How do I find out if my home in Woolhampton is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can you give me structural calculations?

No. We’re roof surveyors, not structural engineers, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.

Do I need to be at home?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access; we will agree the details as you book.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Can you do a thermal survey in any weather?

Conditions on the day affect the results. A sunny day beforehand, a dry surface and calm air all help. Rain and strong wind can make the images less clear, so we talk through the forecast when booking.

Can you survey at the weekend?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you as you book.

What a thermal roof survey looks like in Woolhampton

Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

If you live in an older home near Church of St Peter, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view by drone or thermal camera helps.

When to book a survey in Woolhampton

Some buyers want extra detail before they commit to a purchase. A Premium Survey adds thermal imaging, a drone inspection where it applies and a same-day report, which suits a purchase that’s moving quickly.

Typical things we’re asked to look at include:

  • Water getting in at parapets and stacks
  • Moisture around outlets and upstands
  • Patches of heat loss across the roof
  • Cold spots on ceilings under the roof

Take a building like Woolhampton C.E. Primary School: a drone or thermal camera can show a large roof in a single visit.

Before you book anyone

  • Whether any drone flown is registered with the CAA
  • How much experience they have with roofs like yours
  • Will the report include photos?
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
