About our thermal roof survey in Three Mile Cross

Thermal imaging is a useful tool, but it has limits. Sun, shade, reflective surfaces and wind can all change what the camera shows. We back up the images with moisture readings and a careful look at the roof. The report is clear about what the images show and what they don’t. If a finding cannot be confirmed, the report suggests a next step. We survey ceilings below the roof, flat roofs and pitched roof slopes, and common reasons people get in touch are heat escaping through the roof and damp that repairs haven’t cured.

In a village or hamlet like Three Mile Cross, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what cannot be reached safely. Weather and airspace are checked before the visit, and the journey is planned beforehand. Steep slopes and tall chimney stacks are where a close-up view adds the most.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Useful tips for Three Mile Cross property owners

Over many surveys, some simple habits stand out:

  • Note where damp appears and after what weather
  • Check outlets after heavy rain
  • Leave the roof to people with safe access
  • Keep the report to compare against after any repair

We note the weather and surface conditions, and how they may have affected the results. It helps you judge how firm each finding is.

Watch for new damp patches on ceilings beneath the roof. Early action keeps insulation from staying wet.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

Any of our surveys can be booked by landlords, agents and building managers in Three Mile Cross. To discuss a property or a block, phone 07833 053749 or send us an email.

Why act early in Three Mile Cross

Thermal images can suggest the extent of wet areas without cutting into the roof. It helps when deciding whether to patch an area or replace the roof. Older cottages and farmhouses around Three Mile Cross can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

Will I get photos?

Yes. Photos are part of every report, so you can see each point for yourself.

Is thermal imaging useful on pitched roofs?

It can show heat loss and some damp, but it has more limits there. Our report is clear about what can be read from them, and back them up with a visual inspection and moisture readings.

How many surveys have you done?

We have completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

Can you do a thermal survey in any weather?

The results depend on the weather. Dry, calm weather after some sun gives the best chance of clear images. We record the conditions in the report, so you know how much weight to give the images.

What’s in the survey report?

Written findings with photographs, covering the condition of the roof, the defects we found and what we recommend, by urgency where it matters. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

What a thermal roof survey looks like in Three Mile Cross

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Many roofs like these can’t be judged properly from the pavement, and that is where a view from above or a thermal image earns its place. About 4 miles south lies Stratfield Saye House, a reminder of how long the area around Three Mile Cross has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

For businesses in and around places such as The Oracle, thermal images can show trapped moisture across a wide commercial roof. Take an older house close to St Michael and All Angels: older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help.

What a thermal roof survey does not cover

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • Whether the deck or roof structure is strong enough
  • Seeing water directly, as the camera shows temperature, not moisture
  • Insulation values or heat loss calculations

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you before you book. What our survey covers.

What we check

  • Insulated roof spaces
  • Loft conversions
  • Flat roofs
  • Commercial roofs
  • Ceilings below the roof
  • Pitched roof slopes

How the survey works

On the day, we start by asking what you’ve noticed and what you need to know. After that, we check everything we can see safely, from the ground, from windows, in the roof space and by drone where applicable. Most surveys take about 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. Cottages and farmhouses around Three Mile Cross often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We carry out a visual inspection of the roof from wherever it can safely be seen.
  3. Thermal images are taken to show differences in surface temperature.
  4. We check the patterns that stand out with moisture readings where there is safe access.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Preparing for the visit

  • Have any paperwork from past roof work to hand
  • Let us know about parking near the property
  • Move anything stored under the loft hatch

Advice

Roof by roof

GRP fibreglass roofs

GRP roofs are laid over timber boards, so trapped moisture can affect the deck. Thermal imaging can suggest where that may be happening.

Parapets, valleys and junctions

Water often gets in where roofs meet walls, parapets or valley gutters. Thermal imaging can help show damp patterns around them.
