How a thermal roof survey works in Chilton Foliat

Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. You also get a drone inspection where it applies, structural analysis and a report on the same day. An in-person consultation and a 12-month follow-up are included too. You can ring 07833 053749 or email us with the address and a note of what you’ve noticed. For big commercial roofs, we quote on size and access. Typical surveys look at cold areas below the roof and thin or uneven insulation in the roof, across pitched roof slopes, flat roofs and loft conversions.

In a village or hamlet like Chilton Foliat, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what cannot be reached safely. Weather and airspace are checked before the visit, and the journey is planned beforehand. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Before and after the survey

Most of what helps is simple and safe from ground level. A few suggestions:

  • Clear a path to the loft hatch before we arrive
  • Remember the conditions on the day affect the results
  • Check outlets after heavy rain
  • Keep a record of when stains appear

After the visit, we put the thermal images, photographs and moisture readings into one report. We explain what each image may mean, with our recommendations. With a Premium Survey, you get the report the same day.

Watch for new damp patches on ceilings beneath the roof. Catching a leak early stops insulation getting soaked.

For landlords and managing agents

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photos included.

What we’re asked to look at in Chilton Foliat

Buyers sometimes want more than a visual look at the roof. The Premium Survey brings thermal imaging and a drone inspection where it applies, with a report the same day, which helps when timescales are tight.

A survey can pick up problems such as:

  • Damp that repairs haven’t cured
  • Possible trapped moisture under a flat roof covering
  • Damp around chimneys and parapets
  • Water that travels before it shows

Take a building like Chilton Foliat Church of England Primary School: big roofs are where photos from the air and thermal images show the most at once.

Questions from Chilton Foliat

Is my home in Chilton Foliat listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Do you cover Chilton Foliat?

Yes. Our area covers London and South East England, and Chilton Foliat is part of that. Just phone 07833 053749 or send us an email and let us know about the property, and we’ll talk through which survey suits.

Can you give me structural calculations?

No. We are experienced roof surveyors, and visible signs like sagging are noted, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Can a thermal survey trace a roof leak?

It frequently helps show where to look. Water can travel under a covering before it shows inside, and temperature patterns can help follow it. We combine it with a visual inspection and moisture readings, as the camera alone can’t prove a leak.

Does thermal imaging work on slate and tile roofs?

It can help, but the results are often less clear than on a flat roof. The air space under slates and tiles can hide patterns, so we combine it with an inspection from the loft where there is safe access.

Can you do a thermal survey in any weather?

Conditions on the day have a big effect on what the camera can show. Dry, calm weather after some sun gives the best chance of clear images. Our report notes the conditions and how they affected the findings.

How does a thermal imaging roof survey work?

The camera records how the surface temperature varies. The patterns can suggest wet insulation, gaps in insulation or heat escaping. Findings are checked with moisture readings.

Checking the roof from the ground

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

What we do, step by step

After the inspection, everything we found is written up in a report with photos, sent to you by email. As for time on site, it typically takes about one to two hours for a house, and more on a big or complicated roof. Somewhere like Chilton Foliat needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. You let us know about the roof and any damp, leaks or cold rooms.
  2. We check the conditions and note how they may affect the images.
  3. A full inspection and thermal imaging are carried out together.
  4. Moisture readings are used to check what the camera shows.
  5. You get the report the same day, with an in-person consultation to follow.

How to prepare

  • Have any questions written down, so nothing gets missed
  • Keep pets inside or away from the areas we’re looking at
  • For a flat or shared roof, check access with the freeholder or managing agent

Airspace, weather and Chilton Foliat roofs

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Many roofs like these can’t be judged properly from the pavement, and that is where a view from above or a thermal image earns its place. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

Historic houses like Ramsbury Manor, about 4 miles west, show how far back building around Chilton Foliat goes. For older roofs nearby, a look by drone or thermal camera is a hands-off way to check condition. If your house is among the older ones in the streets near Church of St Mary, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help.
