Thermal roof survey in Lower Green
A thermal survey can point to places where heat is escaping through the roof. Missing or slipped insulation and gaps at the eaves frequently show up as temperature differences. It works best when the building is heated and it is colder outside. The report shows the images and explains what they may mean. It isn’t an energy rating or a heat loss calculation. Typical surveys look at stains that keep coming back and patches of heat loss across the roof, across flat roofs, ceilings below the roof and pitched roof slopes.
Some older homes in villages like Lower Green are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it is a gentle way to see the condition of an old roof, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Your questions about thermal roof surveys in Lower Green
Do you cover smaller places like Lower Green?
Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.
Is my home in Lower Green listed or in a conservation area?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Do you climb onto every roof?
Only if it’s safe. We check everything that can be seen safely: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. Anything we cannot see is noted in the report.
What does the report include?
You get our findings in writing, part by part, with photos, finishing with recommendations. The most urgent items are made clear.
What can thermal imaging tell me about my roof?
The images show how warm or cool each part of the surface is. Unusual patterns can point to trapped water, gaps in insulation or heat escaping, which we then check with moisture readings.
Does someone need to be in?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.
Can you use a thermal camera on a sloping roof?
It can show heat loss and some damp, but it has more limits there. Our report is clear about what can be read from them, and back them up with a visual inspection and moisture readings.
Before and after the survey
A few practical points come up again and again on our surveys. They apply to most roofs:
- Take photos of stains as they appear, so we can compare
- Keep outlets and gutters clear to stop water sitting
- Don’t switch the heating off ahead of the visit
- Move stored items away from the loft hatch
Premium Surveys include an in-person consultation, so you can go through the images with us. There is a 12-month follow-up too.
Have small defects in the covering fixed early. Water that gets under a covering can spread a long way before it shows.
Do you need a thermal roof survey in Lower Green?
Building owners and managing agents use thermal surveys to plan work on larger flat roofs. Patterns can point to wet areas and show which parts look sound, so moisture readings can be targeted.
Look out for signs like these:
- Moisture around outlets and upstands
- Damp where roofs meet walls and chimneys
- Cold areas below the roof
- Patches of heat loss across the roof
Take an older house close to Church of St Michael: steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view from the air or with a thermal camera helps.
Choosing a roof surveyor
- What the report includes, and whether it has photos
- Their report turnaround times
- Whether the loft is part of the inspection
- How much experience they have with roofs like yours
Flying and imaging in Lower Green
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. Historic houses such as Stargroves, about 4.1 miles south-east, show how far back building in the area around Lower Green goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
Anyone responsible for a site like Inkpen Primary School will know that a view from above covers a wide roof far faster than walking it.

Leave it or get it looked at?
Wet insulation under a flat roof does not dry out on its own while the covering stays on. Over time, it insulates less well and can harm the deck. Finding them early can mean a smaller job. Outbuildings and barns around Lower Green are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.
A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. You will know the price for the job before booking.

To be straight with you, there are limits to any roof survey:
- Structural calculations, which need a structural engineer
- A formal energy assessment
- Hidden layers that need to be opened up to check

What this survey covers
- Commercial roofs
- Insulated roof spaces
- Pitched roof slopes
- Ceilings below the roof
- Flat roofs
- Loft conversions
How it works
We check the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey usually takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Older roofs in small places like Lower Green can have low, tight loft spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.
- We go through the roof, the problem and the weather expected on the day.
- We look over the roof from wherever it is safe.
- Thermal images are taken across the roof and, where there’s safe access, in the loft.
- We take moisture readings where the images suggest a problem.
- The report pairs each thermal image with a photo and explains what it suggests.
Before the survey
- Unlock side gates and any roof access doors
- If it isn’t your property yet, arrange access through the agent
- For a flat or shared roof, check access with whoever owns or manages the building
How to book
Prices start from £400, including VAT. What you pay depends on the roof’s size, access and the package, so call 07833 053749 or use the contact form with the details.
