Thermal imaging roof survey in Winterbourne, West Berkshire
Thermal imaging to find moisture and heat loss patterns in a roof across Winterbourne, with drones and thermal imaging where they help. Call or email for a price.
- Moisture around outlets and upstands
- Thin or uneven insulation in the roof
- Leaks far from where the stain appears
Signs you need a thermal roof survey in Winterbourne
Unexplained damp is one of the main reasons people ask for thermal imaging. A leak may start well away from where the stain appears. The camera helps narrow the search.
A survey makes sense if you’ve noticed:
- Patches of heat loss across the roof
- Moisture around outlets and upstands
- Damp around chimneys and parapets
- Ceilings that feel colder in places
Take a building like Mary Hare School: a drone or thermal camera can show a large roof in a single visit.

Thermal roof survey in Winterbourne: what you get
A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. The camera does not see water itself, so findings are checked with moisture readings. It comes as part of our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. We survey loft conversions, ceilings below the roof and insulated roof spaces, and the problems we’re asked to look at most are patches of heat loss across the roof and cold areas below the roof.
In a village or hamlet like Winterbourne, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what cannot be reached safely. Weather and airspace are checked ahead of the visit. Steep slopes and tall chimney stacks are where a close-up view adds the most.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Why act early in Winterbourne
A poorly insulated roof loses heat year after year. The camera can point to gaps and thin areas in the insulation, so improvements can go where they’re needed. Outbuildings and barns around Winterbourne are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
Prices start from £400, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and the package you choose.

Winterbourne questions
Do you carry out roof surveys in Winterbourne?
Yes. We survey roofs across London and the South East, and Winterbourne is part of that. Just call 07833 053749 or email us and let us know about the property, and we’ll talk through which survey suits.
Will you come out to Winterbourne?
Yes. Winterbourne is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
How experienced are you?
More than 5,000 surveys over 20+ years.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
What happens after the survey?
You will get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.
Do you survey roofs on blocks of flats?
Yes, if the freeholder or managing agent agrees access. We look at the parts we’re given access to, and the report makes that clear.
Can you tell me if my roof has asbestos?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.
Thermal roof surveys in Winterbourne: local notes
Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Steep or complicated roofs are frequently hard to see from ground level, which is where photos from the air and thermal images help. Historic houses like Shaw House, about 2.6 miles south-east, show how far back building in the area around Winterbourne goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
If your home is one of the older ones in the streets near Church of St James, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.
Honest limits
In fairness, a roof survey has limits:
- Reliable images in rain, strong wind or on a wet roof surface
- A structural engineer’s assessment
- Insulation values or heat loss calculations
If in doubt, ring 07833 053749 or use the contact form and we will suggest the right survey before booking. The full list of what we check.
What we look at
- Commercial roofs
- Ceilings below the roof
- Insulated roof spaces
- Pitched roof slopes
- Flat roofs
- Loft conversions
Different roofs, different checks
Pitched slate and tile roofs
From inside the loft, the camera can help with damp around chimneys, valleys and roof windows. We check any patterns with moisture readings.
GRP fibreglass roofs
Water can get through cracked GRP into the deck. We combine a visual check of cracks with the thermal images around them.
What happens on the day
The aim of the visit is simple: to see as much of the roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit normally takes about 1–2 hours on an ordinary house, or half a day or so for a commercial building. In a hamlet or village like Winterbourne, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- We go through the roof, the problem and the weather expected on the day.
- The roof is inspected visually from safe positions.
- Thermal images are taken across the roof and, where there is safe access, in the loft.
- We take moisture readings where the images suggest a problem.
- The report pairs each thermal image with a photo and explains what it suggests.
Preparing for the visit
- If you are buying, let the agent know when we’re coming
