Thermal roof surveys for Donnington homes and businesses

Landlords, agents and block managers in Donnington

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

How a thermal roof survey works in Donnington

Thermal imaging is part of our Premium Survey, which starts from £400. You also get a drone inspection where it applies, structural analysis and a report on the same day. There is an in-person consultation as well, plus a follow-up 12 months later. To book, just phone 07833 053749 or use the contact form with the address and what you’ve noticed. For big commercial roofs, we quote on size and access. Common reasons to book are patches of heat loss across the roof and leaks far from where the stain appears, across insulated roof spaces, commercial roofs and ceilings below the roof.

In a small place like Donnington, open ground can mean strong wind. Strong wind or a downpour stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible.

What we do, step by step

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about 1–2 hours on an ordinary house, or half a day or so for a commercial building. In a hamlet or village like Donnington, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. The weather and surface conditions are recorded.
  3. A full inspection and thermal imaging are carried out together.
  4. We back up the thermal patterns with moisture readings.
  5. You get the report the same day, with an in-person consultation to follow.

Before the survey

  • Mention any parking restrictions on your street
  • Leave side gates unlocked
  • Leave a clear route to the loft

Advice

When you need someone else

It helps to know what a survey will not do before booking:

  • Hidden layers that need to be opened up to check
  • A formal energy assessment
  • Proving moisture from the images alone

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer. The full list of what we check.

What this survey covers

  • Flat roofs
  • Loft conversions
  • Pitched roof slopes
  • Insulated roof spaces
  • Ceilings below the roof
  • Commercial roofs

Useful tips for Donnington property owners

Most of what helps is simple and safe from the ground. Our suggestions:

  • Do not switch the heating off ahead of the visit
  • Ask us about the forecast if rain is expected
  • Take photos of stains as they appear, so we can compare
  • Check from ground level or a window, never by climbing

The report explains the conditions on the day and how they affected the images. It helps you judge how firm each finding is.

Have small defects in the covering fixed early. Water that gets under a covering can spread a long way before it shows.

Donnington: your questions answered

Will you come out to Donnington?

Yes, Donnington is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Does a conservation area affect roof work in Donnington?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

How long does the survey take?

It typically takes an hour or two at most homes, with bigger or more complicated roofs taking longer. The written report follows by email, on the timescale of your package.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Tell us about it when booking and we’ll explain what’s needed.

Do I need to be at home?

That depends on the survey. For inside areas and the loft space, someone has to give us access.

What happens after the survey?

We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Do you climb onto every roof?

Only when it’s safe. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the loft space and a drone where it applies, and the report records anything we couldn’t see.

Leave it or get it looked at?

Heat lost through a roof costs money every winter. The camera can point to gaps and thin areas in the insulation, so you know where to put things right. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

DIY checks: what’s safe

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

Airspace, weather and Donnington roofs

With Shaw House about 0.7 miles south-east, Donnington sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail.

Hotels and guest houses near Donnington can’t easily close rooms for a leak, so it pays to find faults before guests do. Anyone responsible for a site like Shaw-cum-Donnington C.E. Primary School will know that thermal images can show where wet insulation sits under a big flat roof. If you live in an older home near Parish Church of St Mary, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.
