Thermal imaging roof survey in Bagshot, West Berkshire
Thermal roof surveys in Bagshot from an independent, experienced roof surveyor. Over 5,000 surveys and 20+ years behind us across London and South East England.
- Moisture around outlets and upstands
- Missing or slipped insulation
- Water that travels before it shows
When you need someone else
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Insulation values or heat loss calculations
- Hidden layers that need to be opened up to check
- Reliable images in rain, strong wind or on a wet roof surface

How a thermal roof survey works in Bagshot
Thermal imaging is a useful tool, but it has limits. It shows surface temperature, and things like sun, shade, reflections and wind all affect the readings. That is why we check findings with moisture readings and a close visual inspection. Our report says plainly what the camera picked up and how sure we can be. If a finding cannot be confirmed, the report suggests a next step. We survey insulated roof spaces, pitched roof slopes and ceilings below the roof, and the problems we’re asked to look at most are damp around roof outlets and upstands and areas of a flat roof that may hold water.
Villages like Bagshot frequently stand in open country, where wind can be strong. Strong wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.
We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that’s said too.

What else we do in Bagshot
Thermal roof surveys around Bagshot
Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Many roofs like these cannot be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place.
If yours is one of the older homes in the streets near Church of the Good Shepherd, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

Bagshot questions
Do you cover Bagshot?
Yes. We cover the whole of London and South East England, and Bagshot is part of that. You can ring 07833 053749 or use the contact form with the address and some details.
How do I find out if my home in Bagshot is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Is thermal imaging good for finding leaks?
It often helps show where to look. Water can travel under a covering before it shows inside, and temperature patterns can help follow it. We combine it with a visual inspection and moisture readings, as the camera alone can’t prove a leak.
Can you do a thermal survey in any weather?
Conditions on the day affect the results. It works best after a sunny day, with a dry roof surface and little wind. Rain, wind and heavy cloud can weaken the patterns, so we discuss the forecast when booking.
Are you structural engineers?
No. We are experienced roof surveyors, and visible signs such as sagging are noted, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.
Can you check my loft insulation with a thermal camera?
The camera can point to heat loss and gaps in insulation. The survey is not an energy rating or a heat loss calculation, but the images show where improvements may help.
What do I do with the report?
The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
Tips that help
Small things make a difference, both for the survey and for the roof itself. Some pointers:
- Keep outlets and gutters clear to stop water sitting
- Keep the heating on as usual before a heat loss survey
- Talk to us about the weather when booking
- Clear a path to the loft hatch before we arrive
The report explains the conditions on the day and how they affected the images. That way you know how much weight to give each finding.
Keep an eye on ceilings under the roof for new stains. Early action keeps insulation from staying wet.
How the survey changes by roof type
Single-ply and EPDM roofs
On big single-ply roofs, the camera helps show where to take readings. That makes the survey more focused.
Parapets, valleys and junctions
Junctions where roofs meet walls, parapets and valleys are common places for water to get in. The camera can help show damp around these junctions.
What we are asked to look at in Bagshot
After a long-running leak, insulation under a flat roof can stay wet. Knowing how much of the roof is affected helps decide between a local repair and more. A thermal survey, checked with moisture readings, can give a much clearer picture.
It is worth booking a survey if you’ve seen:
- Missing or slipped insulation
- Leaks far from where the stain appears
- Damp patches with no obvious cause
- Areas of a flat roof that may hold water
Take a building like John O'Gaunt School: thermal images can show where wet insulation sits under a big flat roof.
Questions to ask before you book
- What insurance they carry
- What follow-up you get after the report
- Is VAT included in the price?
- Which parts of the roof they’ll actually see
Landlords, agents and block managers in Bagshot
Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.
Freeholders and residents’ companies use a roof report to plan and budget.
How it works
The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. All told, expect about 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. Somewhere as small as Bagshot, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- First we discuss the roof, any damp and the forecast for the visit.
- The roof is inspected visually from safe positions.
- We take thermal images of the roof and of the loft where we can reach it.
- Patterns that stand out are checked with moisture readings.
- Each image is set beside a normal photo and explained in the report.
Before we arrive
- Mention any parking restrictions on your street
- Keep pets out of the way during the survey
- Agree roof access with the managing agent if it is shared
