Electronic leak detection in Bagshot

Electronic leak detection in Bagshot

ELD finds breaches in the membrane, not every cause of water getting in. Water coming through walls, copings, rooflights or plumbing will not show on the test. If the evidence points elsewhere, we will say so. It won’t show water getting in through brickwork or around frames. The report makes clear what was and wasn’t tested. We will point you to the likely next step. If you’re worried about holes around roof penetrations and a flat roof leak that can’t be traced, a survey will tell you what’s going on.

Somewhere as small as Bagshot, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included as you book.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

FAQs for Bagshot

Does a conservation area affect roof work in Bagshot?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Will you come out to Bagshot?

Yes, Bagshot is covered. We work right across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

What happens next?

You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Is it a structural engineer’s report?

No. We are experienced roof surveyors, and visible signs like sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Will you check the loft?

Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps.

Will you fly a drone over my roof?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Which method do you use?

We choose the method that suits the roof. You will know which method we plan to use before we start.

The survey, step by step

You don’t need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll take it from there. The survey itself takes longer on a large roof than a small one, and the build-up of the roof makes a difference too. Somewhere as small as Bagshot, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We agree the area to be tested.
  2. We get the roof ready for testing.
  3. We work across the roof with the test equipment.
  4. We mark the breach locations in our records.
  5. You receive the results to pass to your roofer.

Advice

Prices for electronic leak detection in Bagshot

A few things affect what a survey costs:

  • Height and safe access
  • Whether thermal imaging or a drone is needed
  • The size of the roof
  • Extensions, dormers and garages with roofs of their own

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

What to tell us when you contact us

Before you get in touch, it is useful to have:

  • The style of property, from a terrace to a block
  • Where water is showing inside, if it is
  • Your timetable, like an exchange date
  • Any photos you have, taken from ground level or a window

What electronic leak detection does not cover

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • How wet the insulation is
  • Fixing the holes we find
  • Sections we can’t safely access

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer. What our survey covers.

What this survey covers

  • Flat roof membranes
  • Green roofs
  • Roof terraces and balconies
  • Liquid-applied waterproofing
  • Single-ply roofs
  • Commercial flat roofs

Should I look at the roof myself first?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in.

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

What we look for on each type of roof

EPDM rubber roofs

Some EPDM membranes conduct electricity which can limit electronic testing. We’ll tell you if yours isn’t suitable.

Bituminous membranes

Bituminous roofs often have laps and old repairs where breaches occur. Testing depends on the roof.

Flat roofs in Bagshot

If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

If you live in an older home near Church of the Good Shepherd, flat-roofed rear additions and dormers added over the years are worth checking. For site and facilities teams at buildings like John O'Gaunt School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. For landlords with property near Bedwyn station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

Why get it checked now?

Opening up a roof to hunt for a leak is disruptive. Electronic testing finds the hole first so your roofer knows where to work. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Electronic leak detection is quoted for your roof, because the method depends on the roof.
