Eastbury questions

Does a conservation area affect roof work in Eastbury?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you come out to Eastbury?

Yes, Eastbury is on our map. Villages and rural addresses get the same survey as a town house.

How long will you be at the property?

That depends on the size and shape of the roof, but most surveys take an hour or two at a typical home, and more on a big or complicated roof. The written report follows by email.

Do you use drones?

Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

Will the survey show heat loss through my roof?

Thermal images can suggest where heat is escaping and where insulation may be missing. We don’t give energy ratings or heat loss calculations, but the report shows where to look more closely.

Can you do a thermal survey in any weather?

The results depend on the weather. A dry surface, little wind and a sunny spell beforehand help most. Our report notes the conditions and how they affected the findings.

Do you survey on Saturdays and Sundays?

We carry out surveys on weekdays, Saturdays and Sundays. To arrange a date, ring 07833 053749 or email us.

Thermal roof survey in Eastbury

Thermal imaging works best in the right conditions. A sunny day before the survey, a dry roof surface and little wind all help. Rain, a strong wind or heavy cloud can make the images less clear. We will discuss the weather with you when booking, and the report explains how the conditions on the day affected the results. We are frequently asked to look into damp around roof outlets and upstands and stains that keep coming back, across insulated roof spaces, loft conversions and ceilings below the roof.

Older buildings in small places like Eastbury may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What a thermal roof survey doesn’t cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Structural calculations, which need a structural engineer
  • Seeing water directly, as the camera shows temperature, not moisture
  • The condition of timbers we can’t see

If in doubt, call 07833 053749 or use the contact form and we’ll recommend the right survey before booking. What a survey covers and doesn’t.

Airspace, weather and Eastbury roofs

If your survey includes the drone, the flight is checked against the Drone Safety Map first. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail.

For any home in Eastbury, it’s the small, early fault that is cheapest to put right.

Eastbury is about 8 miles south-west of Wantage, in West Berkshire. We visit Eastbury as part of our work across West Berkshire, for houses, flats and commercial buildings. We cover towns and villages across West Berkshire, from the larger towns to small villages. There’s also a page for Oxford.

We survey roofs across the RG17 postcode area for thermal roof surveys. If you’re just outside Eastbury, we cover East Garston (1 mile east), East Garston Woodlands (1 mile south), Shefford Woodlands (3 miles south), Great Shefford (3 miles south-east) and East Shefford (3 miles south-east). Within a short drive, we also cover Newbury (10 miles south-east), Thatcham (12 miles south-east), Speenhamland (10 miles south-east), Hungerford (6 miles south), Shaw (10 miles south-east) and Wash Common (10 miles south-east).

Prices for thermal roof surveys in Eastbury

To price your survey, we check:

  • Whether it is a home or a commercial building
  • The use of thermal imaging or a drone
  • The number of roofs, including extensions and garages
  • Roof area

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 including VAT. We’ll tell you which package suits the questions you have.

Booking your survey

Getting the details right at the start saves time. It is useful to include:

  • The kind of building and roof involved
  • What’s prompted the survey
  • Photos of the roof, taken safely from the ground or a window
  • Any stains, drips or damp patches you’ve seen indoors

To arrange a survey, phone 07833 053749 or email us and tell us the address and what’s prompted the survey. You’ll know the price before anything is booked.

Checking the roof from the ground

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

When to book a survey in Eastbury

Some defects simply can’t be seen with the eye. Trapped moisture, missing insulation and hidden heat loss are three examples. A thermal camera adds another way of finding them.

A survey can pick up problems like:

  • Wet insulation beneath the membrane
  • Patches of heat loss across the roof
  • Cold spots on ceilings under the roof
  • Wet areas near outlets and upstands

For an older house near a landmark such as Church of St James, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view from the air or with a thermal camera helps.

Choosing a roof surveyor

  • How much experience they have with roofs like yours
  • What’s outside the scope of the survey
  • What the report includes, and whether it has photographs
  • Whether you can ask questions once you have the report

What to expect from a roof survey

Landlords, agents and block managers in Eastbury

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Tell us about it as you book and we’ll plan the survey around it.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, and they’re priced for the size.

The survey, step by step

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey typically takes about 1–2 hours at a typical home, and longer for a large or complex roof. Rural addresses near Eastbury can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Before the survey

  • Point out any leaks or damp patches
  • Have keys ready for side gates, garages or roof access doors
  • Keep pets out of the way during the survey
