Thermal roof survey in Tutts Clump
Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging frequently helps most. Patterns can suggest where water is trapped under the covering. Pitched roofs with slates or tiles are often harder to read, because of the air space beneath, so we also look from the loft where we can reach it safely. We survey ceilings below the roof, commercial roofs and loft conversions, and people most often book us about thin or uneven insulation in the roof and damp that repairs haven’t cured.
Villages like Tutts Clump frequently stand in open country, where wind can be strong. A small drone can’t fly safely in high wind or heavy rain, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

How the survey works
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. You’re welcome to ask questions while we are there. Around Tutts Clump, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We start by discussing the roof, any signs of damp and how the weather may affect the images.
- We carry out a visual inspection of the roof from wherever it can safely be seen.
- We take thermal images of the roof to pick up temperature patterns.
- Areas that look unusual on the camera are checked with moisture readings where possible.
- The report sets out the images, what they suggest and what we recommend.
Before the survey
- Make sure the loft hatch can be reached
- Keep pets in another room
- If it isn’t your property yet, arrange access through the agent

Advice
For landlords and managing agents
An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we’ll plan the visit with that in mind.
What affects the cost of thermal roof surveys
Prices vary from roof to roof, for these reasons:
- Roof area
- The package you choose: Basic, Standard or Premium
- If the survey needs thermal imaging or a drone
- The type of building, from a house to a block or an office
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.
Booking your survey
If you can, have these to hand when you get in touch:
- Anything about access we should know
- The type of building and roof, such as pitched or flat
- Where any leaks, stains or damp patches show inside
- The reason for the survey, such as buying, a leak or storm damage
Thermal roof survey starts from £400, including VAT. What you pay depends on the roof’s size, access and the package, so call 07833 053749 or drop us an email with the details.
Should I look at the roof myself first?
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Signs you need a thermal roof survey in Tutts Clump
Some owners book because the rooms under the roof feel cold. Gaps in loft insulation and poorly insulated roof areas can show up on the camera, particularly when there’s a clear difference between inside and outside.
These are some of the problems a survey can pick up:
- Water getting in at parapets and stacks
- Leaks that are hard to trace
- Thin or uneven insulation in the roof
- Ceilings that feel colder in places
Take an older house close to St Peter's Church: thin or patchy insulation under an old roof often shows up clearly on a thermal image.
Before you book anyone
- Whether the loft space is looked at, where there is one
- What the survey won’t cover
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- How they’ll see the roof: from the ground, the loft, the roof or by drone
Your questions about thermal roof surveys in Tutts Clump
Does a conservation area affect roof work in Tutts Clump?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is Tutts Clump in the area you cover?
Yes, Tutts Clump is within the area we cover. Our area covers London and the South East. You can ring 07833 053749 or use the contact form with the address and some details, and we’ll talk through which survey suits.
Do you test for asbestos?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
When does the report arrive?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.
What does a thermal roof survey show?
The camera records how the surface temperature varies. Those patterns can point to trapped moisture, missing insulation or heat loss. Findings are checked with moisture readings.
Does the weather affect a thermal survey?
Conditions on the day affect the results. It works best after a sunny day, with a dry roof surface and little wind. Rain, wind and heavy cloud can weaken the patterns, so we discuss the forecast when booking.
Will you fly a drone over my roof?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
