Electronic leak detection in Tutts Clump
Water can travel under a flat roof membrane before it shows inside. So the stain inside rarely sits under the hole. Electronic leak detection tests the membrane itself, to find where it has been breached. We test and report and leave the repair to your roofer. On a suitable roof, it takes the guesswork out of finding the hole. We then send you the results in a written report. If you’re worried about water coming in under a flat roof and new roofs to check before paving or planting, a survey will tell you what’s going on, whatever the roof.
In a small place like Tutts Clump, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, frequently around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.
Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

How the survey works
Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take more time on a big roof than a small one, with the construction of the roof playing a part too. In a hamlet or village like Tutts Clump, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.
- We ask about the roof, its age, its membrane and where leaks appear inside.
- We check that the membrane and build-up suit electronic leak detection.
- The testing method is chosen to suit the membrane and build-up.
- We test the membrane and find where current is passing through it.
- You get a report showing where each breach is, for your roofer to repair.
Before the survey
- Make sure we can get to the back of the property
- Show us where any leaks or stains appear
- Gather any invoices or paperwork from past roof work

Advice
Signs you need electronic leak detection in Tutts Clump
If a flat roof keeps leaking after patching, the hole may be elsewhere. Electronic testing helps pinpoint it.
Problems we come across often include:
- Holes around roof penetrations
- Repairs that haven’t stopped the leak
- Leaks through a flat roof with no obvious cause
- Damp inside with no sign on the roof
If you look after a building like Bradfield C.E. Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Basildon Park, about 4.6 miles north, is one of the historic houses in the wider area around Tutts Clump. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
If you let a flat or house near Aldermaston station, the flat roof over a let home is worth a look before it becomes a tenant complaint. If your home is one of the older ones in the streets near St Peter's Church, the flat roofs on later extensions tend to wear out long before the main roof.

- The type of building and roof, such as pitched or flat
- Where water is showing inside, if it is

DIY checks: what’s safe
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
What happens if roof problems are left?
Some breaches are too small to see. Electronic testing can find breaches you can’t see by eye where the roof suits it. Older and listed buildings around Tutts Clump may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. We quote electronic leak detection for each roof, as the method and time depend on the roof.
