Thermal roof survey in Silchester: what you get
A thermal survey is not a quick fix for every roof problem. It shows surface temperature, and things like sun, shade, reflections and wind all affect the readings. We back up the images with moisture readings and a careful look at the roof. The report is clear about what the images show and what they do not. If a finding can’t be confirmed, the report suggests a next step. We survey insulated roof spaces, commercial roofs and pitched roof slopes, and the problems we’re asked to look at most are stains that keep coming back and water getting in at parapets and stacks.
Villages like Silchester frequently stand in open country, where wind can be strong. Strong wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Should I look at the roof myself first?
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
What happens if roof problems are left?
Buyers get extra information from thermal images that the eye can miss. Hidden problems found before exchange can be raised with the seller or agent. Around Silchester, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Drones, thermal imaging and Silchester roofs
If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Many roofs like these can’t be judged properly from the pavement, and that is where a view from above or a thermal image earns its place.
If you live in an older home near Saint Luke's Church, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image. Take a building like Silchester Church of England Primary School: big roofs are where photos from the air and thermal images show the most at once. The Vyne, about 3.3 miles south, is one of the historic houses in the wider area around Silchester. For older roofs nearby, a look from above or with a thermal imager is a hands-off way to check condition.

Do you use drones?
Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
How long have you been surveying roofs?
We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs.
Do you carry professional indemnity insurance?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
Can you check my loft insulation with a thermal camera?
Thermal images can suggest where heat is escaping and where insulation may be missing. We do not give energy ratings or heat loss calculations, but the report shows where to look more closely.
Does this replace a RICS home survey?
No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Practical tips
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Keep a record of when stains appear
- Do not switch the heating off ahead of the visit
- Photograph damp patches with the date
- Keep outlets and gutters clear to stop water sitting
After the visit, we put the thermal images, photos and moisture readings into one report. Each image is explained in plain words, with our recommendations. With a Premium Survey, you get the report the same day.
Deal with small splits and lifted seams promptly. Once water gets under a membrane, it can travel far before it appears inside.
The survey, step by step
Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. Somewhere like Silchester needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.
- First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
- We check the roof from ground level, from windows and from the roof itself where it is safe.
- Thermal images are taken to show differences in surface temperature.
- Any patterns of interest are checked with moisture readings where we can reach them.
- The report sets out the images, what they suggest and what we recommend.
Before the survey
- Make sure the loft hatch can be reached
- Note where any stains or damp appear
- Leave side gates unlocked
