What we cannot see

We only report what can be seen safely on the day, so some things are outside what a survey can do:

  • Whether the deck or roof structure is strong enough
  • Insulation values or heat loss calculations
  • Hidden layers that need to be opened up to check

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you. The full list of what we check.

Thermal roof survey in Little London

A thermal survey can point to places where heat is escaping through the roof. Gaps in loft insulation and poorly insulated areas can stand out on the images. It works best when the building is heated and it is colder outside. The report shows the images and explains what they may mean. We don’t give energy ratings or heat loss calculations. Typical surveys look at leaks that are hard to trace and possible trapped moisture under a flat roof covering, on insulated roof spaces, ceilings below the roof and loft conversions.

Somewhere as small as Little London, older roofs are frequently steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what cannot be reached safely. Weather and airspace are checked before the visit, and the journey is planned ahead of time. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What happens on the day

After the inspection, everything we found is written up as a written report with photographs, sent to you by email. As for time on site, it usually takes about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. For a village or hamlet like Little London, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We start by discussing the roof, any signs of damp and how the weather may affect the images.
  2. We carry out a visual inspection of the roof from wherever it can be seen safely.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. The report sets out the images, what they suggest and what we recommend.

Before the survey

  • Mention any parking restrictions on your street
  • Have any questions written down, so nothing gets missed
  • If the roof is shared, arrange access with whoever manages the building

Related advice

Little London: your questions answered

Is Little London in the area you cover?

Yes, Little London is one of the places we work. Every survey there gets the same written report with photos.

Do you cover smaller places like Little London?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when you book.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning. Let us know about it as you book and we’ll plan the survey around it.

Will you walk on the roof?

Only if it is safe. We look at everything that can be seen safely: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. Anything we cannot see is noted in the report.

How long is the visit?

Most surveys take about 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. The report follows by email.

What does a thermal roof survey show?

The camera records how the surface temperature varies. The patterns can suggest wet insulation, gaps in insulation or heat escaping. We check what it shows with moisture readings.

Will you photograph what you find?

Yes. The report includes photographs of what we found, so you can see each point for yourself.

Practical tips

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Keep the report to compare against after any repair
  • Keep dated photos of any marks on ceilings
  • Leave the roof to people with safe access
  • Keep outlets and gutters clear to stop water sitting

Buyers can use the findings when talking to the seller or agent. It is your decision how to use it, whether you ask for work before completion or discuss the price.

Deal with small splits and lifted seams promptly. Water that gets under a covering can spread a long way before it shows.

What we’re asked to look at in Little London

Flat roofs that have leaked for a while can have wet insulation under the covering. Knowing how much of the roof is affected helps decide between a local repair and more. Thermal images and moisture readings together can show the likely extent.

Common reasons to book include:

  • Damp around roof outlets and upstands
  • Damp where roofs meet walls and chimneys
  • Patches of heat loss across the roof
  • Missing or slipped insulation

The Vyne lies about 1.9 miles south-east, so building around Little London goes back a long way. A drone or thermal survey doesn’t involve any work on the roof, which suits older buildings.

What’s in a roof survey

Surveys for landlords and agents in Little London

Landlords and letting agents in Little London book surveys as well as householders. A written report with photos gives you a clear record of the roof.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

How the survey changes by roof type

Single-ply and EPDM roofs

Many single-ply and EPDM roofs sit on insulation boards. Wet boards can show as temperature differences on the images.

Felt and asphalt flat roofs

Water under felt or asphalt can stay hidden for years. Thermal imaging helps suggest where it is, when the conditions allow.

What a thermal roof survey looks like in Little London

Some Hampshire villages still have thatched roofs. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

For an older house near a landmark such as Saint Stephen's Church, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help.
