What affects the cost of drone roof surveys

Several things affect the price of a survey:

  • Features like valleys, chimneys, dormers and parapets
  • The size of the roof
  • Any need for thermal images or a drone flight
  • How many separate roofs there are, such as extensions, dormers and garages

Drone roof survey starts from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Helping us price your survey

You don’t need to know any roofing terms. It’s enough to let us know:

  • Any stains, drips or damp patches you’ve seen indoors
  • Where the property is, with the postcode
  • Pictures of the roof from a safe spot, if you have them
  • Anything about access we should know

Prices start from £400, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or use the contact form with the details.

How a drone roof survey works in Little London

Drone surveys suit tall houses, blocks of flats, steep roofs and large commercial roofs. They’re useful where walking on the roof could damage it or is not safe, like old slate, clay tiles or cement sheets. The roof is photographed without being disturbed. Ahead of the visit, we check the address for any airspace restrictions that apply. If a drone isn’t the right tool, we will say so. We survey chimney stacks, large and complex roofs and valleys and parapet gutters, and common reasons people get in touch are hidden gutters full of leaves and chimney tops in poor condition.

Somewhere as small as Little London, older roofs are frequently steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what cannot be reached safely. Weather and airspace are looked at ahead of the visit. Steep slopes and tall chimney stacks are where a close-up view adds the most.

Nothing in the report is left vague: if work is needed, the report says so clearly.

Signs you need a drone roof survey in Little London

Strong winds can lift slates, tiles and ridge pieces. Damage on a high or steep roof is hard to judge from the garden. A drone shows what has slipped, lifted or gone.

Look out for signs like these:

  • Gaps where slates or tiles have gone
  • Loose ridge and hip tiles
  • Lead work pulling away at abutments
  • Storm damage on steep or tall roofs

The streets around a church such as Saint Stephen's Church are often among the oldest in a place, and if yours is one of the older homes nearby, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view from the air or with a thermal camera helps.

Questions to ask before you book

  • Whether the price includes VAT
  • Which viewpoints they use to see the roof
  • Whether you get a written report with photos
  • Whether the loft space is looked at, where there is one

What’s in a roof survey

Little London: your questions answered

Do you cover smaller places like Little London?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

How do I find out if my home in Little London is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

How long will you be at the property?

The visit normally takes about one to two hours for a house, with bigger or more complicated roofs taking longer. We’ll confirm what to expect when we arrange the visit.

Can you fly a drone in central London?

Central London has restricted areas over Hyde Park, the City of London and the Isle of Dogs, where flights need permission from NATS. We check the airspace for your address and apply where needed.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

What’s in the report?

A written report with photographs, explaining the condition of the roof, any defects and our recommendations, with the most urgent first where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

Drones, thermal imaging and Little London roofs

The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons.

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

What we cannot see

We only report what can be seen safely on the day, so some things are outside what a survey can do:

  • Close-up photos of next door’s property
  • The underside of the roof (that needs an inside check)
  • Flights in strong wind or heavy rain

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you. The full list of what we check.

What we do, step by step

Once we’ve finished looking, we write up our findings in a report with photographs, sent to you by email. As for time on site, most surveys take roughly 1–2 hours at most homes, and more on a big or complicated roof. Around Little London, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. We start with the address and what you’d like checked.
  2. Airspace restrictions are checked and permission sought where needed.
  3. We assess the conditions and the take-off spot first.
  4. The drone photographs the roof closely, kept in sight throughout.
  5. The findings, photos and recommendations reach you by email.

Before the survey

  • Clear the way to the loft hatch
  • If you are buying, let the agent know when we are coming
  • Make sure pets are kept safely away

Arrange a survey

If you have photos of the roof, send them over. Take them safely from ground level or a window, and please do not climb up for a closer look. To get started, call 07833 053749 or use the contact form.

Tips that help

Most of what helps is simple and safe from the ground. Our suggestions:

  • Expect us to rearrange if it is too windy or wet
  • Clear the loft hatch so we can check inside too
  • A word with neighbours beforehand helps
  • Let us know what you want to see

We email the report to you, with close-up photos from the flight. Findings are set out in plain English, with recommendations prioritised by urgency where relevant.

Do not block the vents at the eaves. Poor airflow lets condensation build up. Keep insulation clear of the eaves.
