How a roof survey works in Little London
The report is written for you, in plain language. Each defect is described with photographs and a recommendation, and we rank them by urgency where that helps. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where applicable and a same-day report. Reports are sent by email. If you are worried about standing water on a flat roof and loose chimney pots, we can find out what’s behind it.
Somewhere as small as Little London, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.
Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photograph. It records what’s sound as well as what is not.

The survey, step by step
The visit usually starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. All told, expect about 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. For a village or hamlet like Little London, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.
- You tell us the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a photo-illustrated written report and recommendations.
Before the survey
- Let us know where we can park nearby
- Show us where any leaks or stains appear
- Jot down any questions you want answered

Related advice
Little London: your questions answered
I let a flat near Bramley (Hants) station. Can you check the roof?
Yes, rented property is part of what we cover. You can call 07833 053749 or drop us an email with the address and a few details, including who will give access on the day.
Does a conservation area affect roof work in Little London?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
How long have you been surveying roofs?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
Do you carry professional indemnity insurance?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
Do you give a life expectancy for the roof?
We do not give a number of years. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.
What does a roof survey cost?
Prices start from £150, including VAT. We confirm the price for the job before you book, and it depends on the roof’s size, access and the package you choose. To get a price, phone 07833 053749 or send us an email.
Does the weather affect the survey?
A survey can usually go ahead in light rain. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions are not right we will arrange another day with you.
Checking the roof from the ground
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.
Why get it checked now?
If you’re planning to sell, a roof survey can help you prepare. You can deal with defects before a buyer’s surveyor finds them. In a place like Little London, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

Roof by roof
Clay plain and peg tiles
Older homes in the Weald and across the South East often have clay plain tiles. When pegs or battens rot, tiles slip, leaving gaps along the courses.
Flat roof coverings
Ponding, blistering, splits and cracked surfaces are the common warning signs. Upstands and outlets are checked too.
