Roof surveys in Charter Alley

Roof survey in Charter Alley

Good roofs last decades, but their parts wear at different rates. Slate often lasts a century or more, and tiles commonly half a century, yet nails, battens and underlay frequently fail first. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. We survey clay and concrete tiles, the roof space and flat roofs, and people most frequently book us about flashings that have come away from the wall and loose chimney pots.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photo where possible, with the urgent items made clear.

Charter Alley questions

I let a flat near Bramley (Hants) station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or send us an email with the address and what you need, and we will talk through which survey suits.

Does a conservation area affect roof work in Charter Alley?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

How long will you be at the property?

The visit normally takes about 1–2 hours at most homes, though large, tall or awkward roofs take more time. We will confirm what to expect when we arrange the visit.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

How quickly will I get the report?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photos.

Do I have to be there for the survey?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.

How many surveys have you done?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of clients are satisfied.

Should I look at the roof myself first?

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Honest limits

We only report whatever is safely visible on the day, so there are some things a survey can’t cover:

  • Confirmation of asbestos in soffits or cement sheets
  • Whether the roof structure meets design loads
  • How the roof will behave in every kind of weather

If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before you book. What a survey covers and does not.

What we look at

  • Natural slate
  • Clay and concrete tiles
  • Chimney stacks
  • Ridges, hips and valleys
  • Lead flashings
  • The roof space
  • Flat roofs

How the survey works

Safety comes first on every visit. We inspect what can be seen safely, and anything we can’t see is noted in the report. Most visits take between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Around Charter Alley, older homes can have small or awkward roof spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Before we arrive

  • Agree roof access with the managing agent if it’s shared
  • Jot down any questions you want answered
  • Check the loft hatch can be reached

Why get it checked now?

A small roof defect usually gets bigger. One slipped slate lets water reach the battens and underlay, and wet timber starts to decay. Catching it early means less to put right. For an older or listed building in a place like Charter Alley, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you need to know.

Local roofs in Charter Alley

About 2.6 miles east lies The Vyne, a reminder of how long the area around Charter Alley has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you let a flat or house near Bramley (Hants) station, a roof report helps you deal with small faults before they turn into a call from a tenant. The streets around a church such as Christ Church are frequently among the oldest in a place, and if your house is among the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. For site and facilities teams at buildings such as The Priory Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

What affects the cost of roof surveys

Our packages start from £150, inc. VAT. The price for your roof depends on:

  • Any need for thermal images or a drone flight
  • Extensions, dormers and garages with roofs of their own
  • Whether it is a home or a commercial building
  • The height of the building and how the roof can safely be seen

Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and the package you choose.

Helping us price your survey

What helps most when you contact us:

  • The type of building and roof, like pitched or flat
  • The reason for the survey, like buying, a leak or storm damage
  • How the loft is reached, if there is one
  • Where any leaks, stains or damp patches show inside

If you are buying, it is useful to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just phone 07833 053749 or send us an email when you’re ready.
