Roof survey in Pamber End: what you get

People book a roof survey for all sorts of reasons. Some have seen a mark on a ceiling or bits of tile in the garden, while others just want to know where they stand. Whatever the reason, the survey works the same way: a careful look, then a clear written report. We survey on weekdays and at weekends, so finding a time is rarely difficult. We survey lead flashings, natural slate and chimney stacks, and people most often book us about loose chimney pots and cracked mortar along the ridge.

Some older homes in villages like Pamber End are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Your questions about roof surveys in Pamber End

Is my home in Pamber End listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can a landlord with a rental near Bramley (Hants) station book a roof survey?

Yes, rented property is part of what we cover. Just ring 07833 053749 or drop us an email and tell us about the building, including who will give access on the day.

How long does a roof survey take?

The visit normally takes between one and two hours for most homes, depending on how many separate roofs there are. We’ll give you an idea of timing as you book.

Can you survey at the weekend?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Tell us which days suit you when you book.

Can you check whether my roof contains asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.

What does a roof survey include?

Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.

Do you need to get into the loft?

Normally, if there’s one and it can be reached safely. The roof space can show things the outside cannot, like damp timbers, staining or daylight.

For landlords and managing agents

With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or drop us an email with the addresses.

An agent can book and manage the survey for a landlord. Access is agreed with the tenant in advance.

What we cannot see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Defects hidden under coverings or inside walls without opening up
  • Structural calculations (that’s a structural engineer’s job)
  • An exact number of years the roof has left

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you. The full list of what we check.

How the survey works

On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where applicable. Most surveys take between one and two hours for most houses, or half a day or so for a commercial building. In a small place like Pamber End, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We check the roof from each safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a report with photographs and recommendations.

Pamber End homes and their roofs

Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

Historic houses like The Vyne, about 2 miles south-east, show how far back building around Pamber End goes. If your house is among the older ones, the roof may have been repaired many times, and the survey records how each part is holding up. For site and facilities teams at buildings such as The Priory Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. If you let a flat or house near Bramley (Hants) station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Why it’s worth a survey now in Pamber End

Leaks rarely show up right away. Damp spreads through insulation and timber before anything shows below. A survey can pick up the early signs from the loft. For older village homes like those around Pamber End, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

Different roofs, different checks

Chimney stacks

Each chimney’s pots, flaunching, pointing and flashings are looked at, as far as we can safely see them. Leaning stacks and loose pots are recorded.

Natural slate

Many Victorian and Edwardian houses have slate roofs. Where several slates have slipped, the cause is often nail fatigue, and we say how widespread it looks.

Can I check my roof myself?

What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
