Thermal roof surveys in Three Ashes

How a thermal roof survey works in Three Ashes

A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. The camera does not see water itself, so we check what it shows with moisture readings. It comes as part of our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. If you’ve noticed cold spots on ceilings under the roof and water getting in at parapets and stacks, we can find out what’s behind it.

In a small place like Three Ashes, open ground can mean strong wind. A small drone cannot fly safely in high wind or heavy rain, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What we do, step by step

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Older roofs in small places like Three Ashes can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it is safe.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Should I look at the roof myself first?

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in.

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

Surveys for landlords and agents in Three Ashes

We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the roof, with photographs.

If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. We survey seven days a week, which helps when tenants work during the week.

Airspace, weather and Three Ashes roofs

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Steep or complicated roofs are often hard to see from the ground, which is where photos from the air and thermal images help. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

For an older house near a landmark like Church of St. Mary, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view by drone or thermal camera helps. For site and facilities teams at buildings such as Silchester Church of England Primary School, a view from above covers a wide roof far faster than walking it. With The Vyne about 2.8 miles south, the area around Three Ashes has a long history. For older roofs nearby, a look from above or with a thermal imager is a hands-off way to check condition.

How we price thermal roof surveys

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • Extensions, dormers and garages with roofs of their own
  • How tall the building is and how easy the roof is to see
  • The roof’s overall size
  • The type of building, from a house to a block or an office

Thermal roof survey starts from £400, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.

What to let us know when you get in touch

A few details help us suggest the right survey and price. When you contact us, tell us:

  • Any photos you have, taken from the ground or a window
  • What made you get in touch
  • The address and postcode of the property
  • Any marks or damp showing indoors

When you are ready to go ahead, ring 07833 053749 or drop us an email. We will suggest a package, agree the price and find a date, weekday or weekend.

Common questions in Three Ashes

Do you cover Three Ashes?

Yes, Three Ashes is within the area we cover. We work right across London and the South East. You can call 07833 053749 or send us an email with the address and a few details, and we will talk through which survey suits.

Is my home in Three Ashes listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

Do I have to be there for the survey?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access; we’ll agree the details as you book.

Will I get photos?

Yes. The report includes photographs of what we found.

What does a thermal roof survey show?

The camera records how the surface temperature varies. Those patterns can point to trapped moisture, missing insulation or heat loss. We check what it shows with moisture readings.

Are you structural engineers?

No. Our survey isn’t a structural engineer’s report, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

Honest limits

A survey is a close look at the roof, but it cannot do everything. Its limits include:

  • Whether the deck or roof structure is strong enough
  • Reliable images in rain, strong wind or on a wet roof surface
  • A formal energy assessment

If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. What our survey covers.

What we look at

  • Ceilings below the roof
  • Insulated roof spaces
  • Loft conversions
  • Commercial roofs
  • Flat roofs
  • Pitched roof slopes

Leave it or get it looked at?

The longer moisture sits in a roof, the more it can affect timbers and finishes below. Surveying sooner gives you more choice about what to do. For older village homes like those around Three Ashes, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.
