Thermal roof surveys for Bramley homes and businesses

Thermal roof surveys around Bramley

Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

The Vyne, about 1.9 miles south-west, is one of the historic houses in the wider area around Bramley. For older roofs nearby, a look from above or with a thermal imager is a hands-off way to check condition. Take a building like Bramley Church of England Primary School: a view from above covers a wide roof far faster than walking it. The streets around a church such as Church of St James are often among the oldest in a place, and if yours is one of the older homes nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Bramley is about 4 miles south-east of Tadley, in Hampshire. From houses to flats and shops in Bramley, we can survey the roof on a weekday or at the weekend. Bramley is one of the places in Hampshire we cover. For surveys nearby, see our Reading page.

Thermal roof survey in Bramley

Thermal imaging is part of our Premium Survey, which starts from £400. You also get a drone inspection where it applies, structural analysis and a report on the same day. An in-person consultation and a 12-month follow-up are included too. To book, just phone 07833 053749 or use the contact form with the address and what you’ve noticed. For big commercial roofs, we quote on size and access. We survey pitched roof slopes, flat roofs and ceilings below the roof, and people most often book us about moisture around outlets and upstands and water that travels before it shows.

Around Bramley, older homes can have thin loft insulation and later additions with roofs of their own. Thermal patterns and close-up photos together give a fuller picture of the roof. Anything that looks like moisture is checked with a meter. Calm, dry weather suits both methods, so the date is set with the forecast in mind.

Where we can’t see part of the roof, the report says so. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Different roofs, different checks

Loft insulation

From inside the loft, thermal imaging can show gaps in insulation and cold spots. We inspect the loft where it can be reached safely.

Single-ply and EPDM roofs

On big single-ply roofs, the camera helps show where to take readings. That makes the survey more focused.

How it works

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit usually takes about 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. In a smaller place like Bramley, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We look at the roof from the ground, from windows and from the roof itself where it’s safe.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Preparing for the visit

  • Clear the way to the loft hatch
  • Let us know where we can park nearby
  • Have any questions written down, so nothing gets missed

Advice

Landlord and commercial surveys in Bramley

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.

Bramley: your questions answered

Do you cover smaller places like Bramley?

Yes, Bramley is covered. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Does a conservation area affect roof work in Bramley?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

How much does a thermal roof survey cost?

It is part of the Premium Survey, from £400. You also get an in-person consultation and a 12-month follow-up. For bigger commercial roofs, we quote on size.

Is it a structural engineer’s report?

No. We note visible signs like sagging or deflection, but we’re not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.

How long does the survey take?

Time on site depends on the roof; most visits take about 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours. The written report follows by email.

Does the weather affect a thermal survey?

The results depend on the weather. Dry, calm weather after some sun gives the best chance of clear images. We record the conditions in the report, so you know how much weight to give the images.

What happens after the survey?

You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Booking your survey

What helps most when you contact us:

  • The kind of building and roof involved
  • Where water is showing inside, if it is
  • Pictures from the garden or a window, if you have them
  • The reason for the survey, like buying, a leak or storm damage

When you are ready to go ahead, call 07833 053749 or email us. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

Before and after the survey

Most of what helps is simple and safe from ground level. A few suggestions:

  • Note where damp appears and after what weather
  • Heat the home normally on the days before
  • Keep outlets and gutters clear to stop water sitting
  • File the images with your roof records

Where a pattern cannot be confirmed, the report says what could help, for instance electronic leak detection or a roofer opening up a small section.

Have small defects in the covering fixed early. Once water gets under a membrane, it can travel far before it appears inside.

What a thermal roof survey doesn’t cover

A survey is a careful look at the roof, but it can’t do everything. The main limits are:

  • Readings unaffected by sun, shade or reflections
  • Confirming water without moisture readings
  • A structural engineer’s assessment

If in doubt, phone 07833 053749 or drop us an email and we’ll suggest the right survey. The full list of what we check.
