About our chimney survey in Bramley

A chimney stands up above the roof, exposed to wind, rain and frost on every side. Over the years, the flaunching cracks, the pointing wears and flashings lift. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. We record what we find with photos and recommendations. We are often asked to look into bricks with flaking faces and mortar washing out of the joints, on chimney pots and cowls, flaunching and shared and party-wall stacks.

Trees around homes in smaller places like Bramley drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.

The report records the chimney stack as we found it on the day. It is useful straight away, and a good reference for later.

How it works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes between one and two hours for a house, with bigger or more complicated roofs taking longer. A visit to Bramley is planned like any other: the time, the access and where to park are agreed ahead of time. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. Each chimney is viewed from wherever it can safely be seen.
  3. Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there is safe access.
  5. The findings are written up with photos and recommendations and emailed to you.

Chimney surveys in Bramley: local notes

Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. The Vyne, about 1.9 miles south-west, is one of the historic houses in the wider area around Bramley. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

Take a building like Bramley Church of England Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For landlords with property near Bramley (Hants) station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you live in an older home near Church of St James, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Tips from our surveys

Nothing here needs a ladder. A few suggestions:

  • Check fixings on the stack are secure
  • Book a sweep for flues that are in use
  • Check your stacks from ground level after strong winds
  • Find out whether changes to a stack need permission

With a shared stack, the report can help when talking to next door. The photos show the problem and which side it’s on, as far as we could see.

Get small mortar repairs done while they’re small. It’s far simpler than rebuilding a stack later.

DIY checks: what’s safe

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

What a chimney survey doesn’t cover

Some things cannot be seen without opening up the roof, and that sets some limits:

  • Flue inspections or sweeping
  • Conditions inside walls
  • Whether a stack needs rebuilding on structural grounds

Bramley questions

Do you survey roofs for landlords with property near Bramley (Hants) station?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Does a conservation area affect roof work in Bramley?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Our stack is shared. Can you still survey it?

Yes. We look at the parts we can see safely and the parts you can give us access to. If a defect seems to be on your neighbour’s side, the report records it and you can raise it with them.

How long is the visit?

That depends on the size and shape of the roof; most visits take between one and two hours at a typical home, and about three to four hours for a commercial roof. The written report follows by email.

Do you climb onto every roof?

Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the roof space and a drone where it applies.

What does a roof survey cost?

Chimney survey starts from £150, including VAT. We confirm the price for your survey before booking, based on the roof’s size, access and package. To get a price, call 07833 053749 or send us an email.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

What we look for on each type of roof

Chimney pots and cowls

Pots sit in the flaunching on top of the stack, and cowls or caps sit on the pots. The survey looks for cracked, loose or missing pots and cowls.

Lead flashings

Some older stacks have mortar fillets instead of lead. They tend to crack, so we check them closely.
