How a pre-purchase roof survey works in Lower Padworth

If you are buying a flat, the roof may well be shared. Depending on the lease, roof repairs may fall to the building owner or a management company, with costs frequently passed on through the service charge. We check as much of the roof as access safely allows, and the report helps you ask your solicitor or the managing agent the right questions. Where the building has a flat roof, it’s checked as far as access allows. If you’re worried about gaps where slates or tiles have come loose and damp timbers or stains in the loft, we can find out what’s behind it, on the roof space, clay and concrete tiles and gutters and downpipes alike.

For a small place like Lower Padworth, the visit is planned like any other: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking, so the visit can be planned around them. Whether you’re buying or checking new work, the same care goes into it. Visits can be booked seven days a week.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Pre-purchase roof surveys in Lower Padworth: local notes

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

The streets around a church like Church of St Mary are often among the oldest in a place, and if yours is one of the older homes nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them. For landlords with property near Aldermaston station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

FAQs for Lower Padworth

Does a conservation area affect roof work in Lower Padworth?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you cover smaller places like Lower Padworth?

Yes, Lower Padworth is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

When will the report arrive?

Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. We send it by email with photos included.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days as you book.

How long does the survey visit take?

It normally takes roughly 1–2 hours for a house, and more on a big or complicated roof. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when booking.

Can you survey a shared roof?

Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from whoever owns or manages the building. We can only inspect what we are given access to.

What affects the price in Lower Padworth

Prices always include VAT. The things that change the price are:

  • Commercial roofs and larger buildings
  • Chimneys, valleys, parapets and other details
  • The roof’s overall size
  • Any need for thermal images or a drone flight

Pre-purchase roof survey starts from £150, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and the package you choose.

What to tell us when you get in touch

A little information up front helps. Please include:

  • Any stains, drips or damp patches you’ve seen indoors
  • What made you get in touch
  • Photos of the roof, taken safely from the ground or a window
  • Where the property is, with the postcode

When you are ready to go ahead, ring 07833 053749 or send us an email. We’ll suggest a package, agree the price and find a date, weekday or weekend.

Rented homes, blocks and businesses

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photographs included.

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey on weekdays and at weekends, which can make access easier.

Why it’s worth a survey now in Lower Padworth

It is tempting to skip the roof to keep a sale moving. We visit seven days a week, and a Premium report comes the same day, so it can fit around a tight timetable. For older village homes like those around Lower Padworth, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

The survey, step by step

The visit typically starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. All told, expect between one and two hours at a typical house, with time for the loft where it can be reached. Cottages and farmhouses around Lower Padworth often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. Access is arranged through you, the agent or the seller.
  3. We inspect the roof from the ground, windows, the loft and the roof itself where it is safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. You receive a written report with photos and recommendations to read before exchange.

How to prepare

Related advice

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

What a pre-purchase roof survey doesn’t cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Confirmation of asbestos in cement sheets or soffits
  • How a seller will respond, or what the house is worth
  • Faults hidden behind ceilings, boards or coverings

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you before you book. The full list of what we check.
