About our pre-purchase roof survey in Upper Woolhampton

Buyers in Upper Woolhampton and right across London and the South East use our pre-purchase roof survey. From terraced and semi-detached homes to detached houses and flats, the roof gets the same careful look. We tell you what’s sound, what needs attention and how urgent it is. We’re insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To arrange a survey, call 07833 053749 or use the contact form. We survey clay and concrete tiles, flat-roofed extensions and dormers and lead flashings and valleys, and the problems we are asked to look at most are damp timbers or stains in the loft and chimney mortar that has eroded.

For a small place like Upper Woolhampton, the visit is planned like any other: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays, Saturdays and Sundays.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what is not.

Practical tips

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • For a flat, check who is responsible for the roof
  • Book once your offer is accepted
  • Give your solicitor a copy of the report
  • Ask the agent to make sure the loft hatch can be opened

With the findings in hand, you can talk to the seller or their agent. You might ask for the work to be done before completion, or ask to adjust the price. The outcome is between you and the seller.

After strong winds, look at the roof from the ground. Pieces of slate or tile in the garden mean something has moved. Small repairs done quickly stop bigger problems later.

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

The streets around a church such as Douai Abbey Church are often among the oldest in a place, and if your home is one of the older ones nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

The survey, step by step

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. The survey itself takes about 1–2 hours at most homes; commercial roofs usually need 3–4 hours. Somewhere like Upper Woolhampton needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We help you pick the package that suits the property.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

What happens if roof problems are left?

A slow leak can go unnoticed for months. Damp can spread into timbers and ceilings before anyone sees a mark. Finding the cause at the survey stage means you know about it from day one. In a place like Upper Woolhampton, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

What we look for on each type of roof

Flat roofs

Standing water, blisters, splits and tired upstands all point to wear. Blocked outlets are checked as well, and we say what we see from wherever is safe.

Natural slate

Natural slate can last 100 years or more, but the nails holding it corrode long before that. When slates start to slip, corroded nails are frequently the reason.

When to book a survey in Upper Woolhampton

Asbestos was banned in UK construction in 1999. Cement roof sheets, soffits and flue pipes are typical places to find it. We don’t test for it or carry out asbestos surveys, but we flag materials that might and suggest a specialist asbestos surveyor checks them before work starts.

These are some of the problems a survey can pick up:

  • Old water stains in the loft space
  • Slipped or missing slates and tiles
  • Bitumen or mortar used in place of proper repairs
  • Loose pots and cracked flaunching

If you let a flat or house near Midgham station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

What to check before booking

  • Whether the inside of the roof is included
  • Their drone registration, if they fly one
  • Which parts of the roof they’ll actually see
  • Their insurance cover

Common questions in Upper Woolhampton

Is my home in Upper Woolhampton listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you come out to Upper Woolhampton?

Yes, we do. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned beforehand.

How long does a pre-purchase roof survey take?

On site, it usually takes an hour or two for most houses, with bigger or more complicated roofs taking longer. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. We will talk about access when you book.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

How quickly will I get the report?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. We send it by email, with photographs.
