Flat roof surveys for Goddard's Green homes and businesses

Flat roof surveys for homes and businesses in Goddard's Green

Water through a flat roof doesn’t always come in where the stain is. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. Our survey covers the whole roof, not just the part above the mark, and photograph anything that could let water in. A roofer can then start from a clear picture of the problem. We survey mastic asphalt, EPDM rubber and single-ply membranes, and people most often book us about gaps at upstands and abutments and water getting in at rooflights.

Older buildings in small places like Goddard's Green may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you are planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

The report is written in plain words, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible, with the urgent items made clear.

Honest limits

Before booking, it is worth knowing what a survey will not do:

  • Testing older roof sheets for asbestos
  • Fragile surfaces, which we do not walk on
  • A fixed date for when the roof will need replacing

If in doubt, ring 07833 053749 or use the contact form and we will suggest the right survey before you book. What a survey covers and does not.

How the survey changes by roof type

Felt and built-up roofs

A felt roof often lasts around 15 to 20 years, though quality and upkeep make a big difference. Our report sets out its condition and the areas most at risk.

Single-ply membranes

On single-ply roofs, the welds between sheets are the key detail. We look at seams, corners and the joints around outlets and upstands.

Local flat roofs in Goddard's Green

The wider area around Goddard's Green has a long history of building, with Stratfield Saye House about 3.7 miles south-east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

If you look after a building like Garland Junior School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you let a flat or house near Mortimer station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Leave it or get it looked at?

Standing water on a flat roof rarely sorts itself out. Most frequently it means blocked outlets, poor falls or a deck that is dipping, and every wet spell adds to the wear. Finding the cause now keeps more options open. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

Questions from Goddard's Green

Will you come out to Goddard's Green?

Yes. Goddard's Green is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when booking.

Is my home in Goddard's Green listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Is ponding on a flat roof a problem?

Standing water on a flat roof deserves a closer look. It can point to blocked outlets, poor falls or a deck that is sagging, and water that sits wears the covering sooner. Our survey notes the ponding and what seems to be causing it.

Which days do you carry out surveys?

Visits run seven days a week in the daytime. Just say which days work for you.

What happens next?

The report arrives by email, with photos and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation.

Can you test old roof sheets for asbestos?

We do not test for asbestos. If we see materials that could contain it, such as cement sheets on a building from before 2000, we flag them so a specialist asbestos surveyor can check them.

Are you structural engineers?

No. Visible signs such as deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.

What happens on the day

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect roughly 1–2 hours for a house, and about three to four hours for a commercial roof. Somewhere as small as Goddard's Green, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

Preparing for the visit

  • Show us where any leaks or stains appear
  • Have any paperwork from past roof work to hand
  • Check pets are kept safely away
