Roof leak investigations for homes and businesses in Goddard's Green
Our roof leak investigations cover Goddard's Green and the wider South East. Surveys are carried out on weekdays and at weekends. The investigation covers inside and out, from the stain to the likely entry points. The findings come in a written report with photos. If it’s leaking right now, contain the water and keep it clear of electrics, then call 07833 053749 or use the contact form to arrange a visit. Typical surveys look at damp underlay across a wide area and drips in the loft during heavy rain, on rooflights and dormers, the roof space and lead flashings.
Many homes in small places like Goddard's Green face open ground, so storms hit ridges, verges and chimneys hard. Damp in old stone, brick or timber walls is slow to dry out, which makes finding the cause quickly worthwhile. A record with photos is useful if you need to show the damage to anyone else.
If any part of the leaking roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t.

What we do, step by step
There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes about 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. Cottages and farmhouses around Goddard's Green frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- You let us know where the water appears, when, and what the weather was doing.
- Inside, we look at the stain and the ceiling around it.
- In the loft, we follow any signs of water back towards the roof.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
- You receive a report with the likely source, photos and recommendations.
Before we arrive
- Unlock side gates and any roof access doors
- Jot down any questions you want answered
- Move anything stored under the loft hatch

What you can safely check yourself
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in.
When to book a survey in Goddard's Green
Flat roofs fail with age and wear. A felt roof frequently lasts around 15 to 20 years, and as it ages it splits, blisters and opens at the laps. Leaks often start at the edges, upstands and outlets.
Most people get in touch when they’ve noticed one of these:
- Water coming in around a roof light or dormer
- Drips from nail tips in a cold loft
- Damp patches next to the stack
- Water marks that spread in wet weather
Landlords with a home close to Mortimer station may find that a tenant living with a leak needs the cause found, not just the stain painted over.
Before you book any roof surveyor
- Whether the loft space is looked at, where there is one
- Their drone registration, if they fly one
- Whether you get a written report with photos
- What the survey will not cover
What a survey costs
All our prices include VAT. What changes the price is:
- Whether you choose the Basic, Standard or Premium Survey
- Features like valleys, chimneys, dormers and parapets
- Building height and the viewpoints available
- If the survey needs thermal imaging or a drone
Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your survey before booking.
Getting in touch
A little information up front helps. Please include:
- Dates you are working to, such as exchange
- The type of building and roof, such as pitched or flat
- The reason for the survey, such as buying, a leak or storm damage
- Pictures from the garden or a window, if you have them
Every survey is priced before it is booked, so you know the cost up front. Prices start from £150, including VAT. To book, ring 07833 053749 or send us an email.
What happens if roof problems are left?
Damp loft insulation loses much of its value. Insulation can soak up water quietly before anything shows below. Catching it early limits what has to be replaced. For an older or listed building in a place like Goddard's Green, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, including VAT. We can help you choose the package that fits what you need to know.
Why choose Independent Roof Survey in Goddard's Green
- Over 5,000 surveys carried out
- Thermal imaging and drone inspection where they help
- Insured for professional indemnity and public liability
- A sub-250g drone, flown with a CAA Flyer ID and Operator ID

Leaks and storm damage in Goddard's Green
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Different coverings let water in at different points, which shapes where the search starts. With Stratfield Saye House about 3.7 miles south-east, Goddard's Green sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
For site and facilities teams at buildings such as Garland Junior School, a leak through a large roof is often found some distance from where the water shows inside.

Goddard's Green: your questions answered
Do you cover smaller places like Goddard's Green?
Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
Is my home in Goddard's Green listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
What’s the best way to book?
The quickest way is to ring 07833 053749 or drop us an email. Tell us the address and a little about the roof, and we’ll suggest the right survey. We survey on weekdays, Saturdays and Sundays.
Can you always find the source?
We can’t promise to find every leak on one visit. Many leave clear signs, but some only appear in certain weather. We report what we found and the likeliest sources.
I live in a flat. Can you survey the roof?
Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We can only inspect what we’re given access to.
Does this replace a RICS home survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
What does the report include?
It explains what we saw, what it means and what we’d suggest, with photographs throughout. Anything we couldn’t see safely is noted too.
