How a flat roof survey works in Compton

If the house you’re buying has a flat roof on an extension, dormer or garage, it is worth knowing its condition before exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. We set out the type of covering, its condition and the defects we found, with a photo of every defect. That gives you facts to raise with the seller or agent. We survey EPDM rubber, upstands and outlets and mastic asphalt, and common reasons people get in touch are failed seals around rooflight kerbs and a sagging deck under the covering.

Older buildings in small places like Compton may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you’re planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

How the survey works

Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. For a village or hamlet like Compton, the journey is planned beforehand: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We view the roof from ground level, from windows and from the roof where it is safe to do so.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. We send a written report with photos, the defects we found and what we recommend.

Before the survey

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Tell us about parking before the day

Compton: your questions answered

Is my home in Compton listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Is Compton in the area you cover?

Yes, Compton is within the area we cover. Our area covers London and the South East. You can ring 07833 053749 or drop us an email with the address and a few details, and we’ll talk through which survey suits.

What does a roof survey cost?

Prices start from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Can you find where water is getting through my flat roof?

We check the covering and every detail where leaks commonly start, recording anything that could let water through. If the source is hidden, we may suggest a leak investigation or electronic leak detection.

How long does the survey take?

Expect it to take between one and two hours for a house, and more on a big or complicated roof. The written report follows by email, on the timescale of your package.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.

Flat and commercial roofs around Compton

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

For site and facilities teams at buildings such as Compton C.E. Primary School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

What a flat roof survey doesn’t cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Whether old sheeting or boards contain asbestos
  • A structural engineer’s assessment of the deck
  • Parts of the roof that aren’t safe to walk on or view

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you. What a survey covers and doesn’t.

What a survey costs

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • The type of building, from a house to a block or an office
  • Roof area
  • Any need for thermal images or a drone flight
  • The number of roofs, including extensions and garages

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Helping us price your survey

Here’s what helps us most when you get in touch:

  • When you need the report by
  • Pictures of the roof from a safe spot, if you have them
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Where any leaks, stains or damp patches show inside

If you have photos of the roof, send them over. Pictures from the ground or a window are fine. To get started, phone 07833 053749 or send us an email.

What we are asked to look at in Compton

Flat roofs often get walked on for other jobs: to clean windows, fit aerials or air conditioning units, or reach a gutter. A covering that wasn’t designed for foot traffic can crack or puncture. Fixings added through the covering frequently start leaks too.

Signs worth acting on include:

  • Dips that suggest the deck is deflecting
  • Splits and cracks in the covering
  • Loose or cracked edge trims
  • Failed seals around rooflight kerbs

If you live in an older home near Church of St Mary and St Nicholas, the flat roofs on later extensions tend to wear out long before the main roof.

Questions to ask before you book

  • Whether they hold professional indemnity and public liability insurance
  • Which parts of the roof they’ll actually see
  • What exactly goes into their report
  • What the survey will not cover

Useful tips for Compton property owners

Nothing here needs a ladder. A few suggestions:

  • Limit foot traffic on the covering
  • Never stand on rooflights or fragile sheeting
  • Check the outlets after the leaves fall
  • Have the roof looked at again after a severe storm

If you’re buying, the report gives you something specific to take back to the seller or agent. It can support a request for work before completion or a conversation about price, depending on the findings.

Clear leaves and silt from outlets and gutters, above all in autumn. A flat roof that drains well wears much more slowly.

Why get it checked now?

Waiting for a stain inside means the water has already got through the layers. We can pick up worn covering and failing details sooner, while there is still time to plan the work. For older village homes like those around Compton, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.
