About our flat roof survey in East Ilsley

Ponding is often the first sign that something on a flat roof is not right. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. Where the deck may be a structural issue, our report says a structural engineer should look at it. Typical surveys look at outlets choked with leaves and silt and dips that suggest the deck is deflecting, on mastic asphalt, felt flat roofs and upstands and outlets.

Flat roofs on exposed homes in small places like East Ilsley take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, typically show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Before and after the survey

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • File the paperwork for the roof and any repairs
  • Check that new brackets or units haven’t damaged the covering
  • Note where water lies after a downpour
  • Limit foot traffic on the covering

If anything in the report is not clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, giving you a chance to go through what we found.

Keep foot traffic on a flat roof to a minimum. Where someone does need access, ask them to use boards or a protected route, and remind them never to step on rooflights or fragile sheets.

FAQs for East Ilsley

How do I find out if my home in East Ilsley is listed?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you carry out roof surveys in East Ilsley?

We do. Every survey there gets the same written report with photographs.

How much is a survey?

Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

Will you check the loft?

Usually, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

When does the report arrive?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

Can you find where water is getting through my flat roof?

We check the covering and every detail where leaks commonly start, and photograph anything that could be letting water in. If the source is hidden, we may suggest a leak investigation or electronic leak detection.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather isn’t right.

DIY checks: what’s safe

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

How it works

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. A typical survey takes roughly 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. Older roofs in small places like East Ilsley can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We look at the roof from ground level, windows and the roof where it’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Before we arrive

  • Move anything stored under the loft hatch
  • Agree roof access with the managing agent if it’s shared
  • If you are buying, let the agent know when we’re coming

What we cannot see

Before booking, it is worth knowing what a survey will not do:

  • A structural engineer’s assessment of the deck
  • What’s under the membrane without opening it up
  • A fixed date for when the roof will need replacing

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer before booking. What our survey covers.

How we price flat roof surveys

Not every roof costs the same to survey, and it comes down to:

  • The number of roofs, including extensions and garages
  • The type of building, from a house to a block or an office
  • Whether you choose the Basic, Standard or Premium Survey
  • Whether thermal imaging or a drone is needed

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

Getting in touch

Before you get in touch, it is useful to have:

  • How the loft is reached, if there is one
  • The style of property, from a terrace to a block
  • Where any leaks, stains or damp patches show inside
  • The reason for the survey, like buying, a leak or storm damage

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, phone 07833 053749 or use the contact form.

What a flat roof survey looks like in East Ilsley

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

Anyone responsible for a site like The Ilsleys Primary School will know that schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. If you live in an older home near Church of St Mary, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Roof by roof

Felt and built-up roofs

On felt, the upstands and edge details frequently fail before the main surface. We check each one and photograph any that have split or pulled away.

Rooflights and upstands

Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We look for splits, gaps and failed flashings over the top.
