What happens if roof problems are left?

By the time a flat roof leak shows indoors, water has already passed through the roof build-up. We can pick up worn covering and failing details sooner, while there is still time to plan the work. In a place like Woodway, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

Flat roof survey in Woodway: what you get

Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there’s access. Fragile rooflights and fragile sheets are never walked on. Where any area cannot be viewed safely, we say so in the report, so the limits of the survey are clear. Common reasons to book are outlets that hold water back and leaks around rooflights, across felt flat roofs, mastic asphalt and GRP fibreglass.

Older buildings in small places like Woodway may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

Every survey ends with a written report, with photos, sent by email. It explains the condition of the flat roof, the defects we found and what we recommend.

How the survey works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes an hour or two on an ordinary house, rising to roughly 3–4 hours on a commercial building. You’re welcome to ask questions while we’re there. In a small place like Woodway, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We check the roof from ground level, windows and the roof where it’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Before the survey

  • Have any questions written down, so nothing gets missed
  • For flats, check roof access has been agreed
  • Make sure the loft hatch can be reached

Roof by roof

Single-ply membranes

Single-ply membranes can be damaged by foot traffic and equipment on the roof. We note any punctures, tears and loose areas we can see.

Rooflights and upstands

We do not walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. We view them from safe positions and photograph what we see.

Useful tips for Woodway property owners

These tips come from what we see on roofs every week, before and after a survey:

  • Check ceilings under the roof for damp patches
  • Book a survey every few years
  • Clear roof outlets and gutters each autumn
  • Keep clear of rooflights and fragile roof sheets

After the visit, we write up the report with photographs of what we found. It covers the type of covering, its condition and each defect, with our recommendations. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Keep outlets, gutters and hoppers clear, particularly after the leaves fall. A flat roof that drains well wears much more slowly.

Can you survey any kind of flat roof?

We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. Not sure what yours is? We will tell you in the report.

Can you survey a flat roof on an office or unit?

Yes. We survey flat roofs on commercial buildings as well as homes. Expect about 3 to 4 hours on site for most commercial roofs, with larger roofs quoted on their size.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from the building owner or managing agent. We inspect only the parts we’re allowed to reach.

Flat and commercial roofs around Woodway

West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops. Historic houses like Brightwell Manor, about 5 miles north-east, show how far back building in the area around Woodway goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

The streets around a church such as Church of St Michael are often among the oldest in a place, and if you own one of the older houses nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. If you own a rental within reach of Cholsey station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Anyone responsible for a site like Blewbury Endowed Church of England Primary School will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

What we cannot see

In fairness, a roof survey has limits:

  • Areas we cannot see or reach safely, including fragile rooflights and sheeting
  • Hidden layers beneath the covering
  • A structural engineer’s assessment of the deck
