We carry out gutter surveys in Woodway and the rest of Oxfordshire. Surveys run on any day of the week.
- Gutters overflowing in heavy rain
- Overflowing valley or parapet gutters
- Gutters that have fallen out of line
How a gutter survey works in Woodway
Damp on walls, water marks under a valley or streaks down the brickwork can often be traced to the gutters. We check whether gutters, outlets or downpipes are the likely source, from whatever is safely visible. If the evidence points elsewhere, like a flashing or the roof covering, we’ll say so. The next step is suggested too. We’re often asked to look into cracked or loose downpipes and valley or box gutters that overflow inside, on fascias and soffits, eaves gutters and outlets and hoppers.
In a small place like Woodway, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.
The report records the gutter as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

What we can’t see
Some things cannot be seen without opening up the roof, so a survey has limits:
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- Blockages deep inside downpipes
- Damage hidden inside walls or behind boards
If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer. What our survey covers.

What you can safely check yourself
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.
Woodway homes and their roofs
Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Brightwell Manor, about 5 miles north-east, is one of the historic houses in the wider area around Woodway. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
Take a building like Blewbury Endowed Church of England Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For landlords with property near Cholsey station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What we do, step by step
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit usually takes about one to two hours for a house, though large, tall or awkward roofs take more time. Older rural homes like those around Woodway can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.
- You let us know where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- Where it is safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.
Preparing for the visit
- Leave side gates unlocked
- Keep pets inside or away from the areas we’re looking at
- Buyers: confirm access with the estate agent or seller

Your questions about gutter surveys in Woodway
How do I find out if my home in Woodway is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
I let a flat near Cholsey station. Can you check the roof?
Yes, landlords and agents book with us as well as owners. You can call 07833 053749 or email us with the address and some details.
Can you give me structural calculations?
No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.
How do I arrange a gutter survey in Woodway?
Simply call 07833 053749 or email us with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.
When does the report arrive?
That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.
What does the report include?
It explains what we saw, what it means and what we’d suggest, with photographs throughout. Anything we couldn’t see safely is noted too.
Do you climb onto every roof?
Only when it’s safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.

Practical tips
Over many surveys, some simple habits stand out:
- Look for new stains on ceilings below valleys after rain
- Check from ground level or a window, not a ladder
- Keep climbers away from the eaves
- Look for downpipes coming loose
Report times depend on the package you choose: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. It is sent to you by email once it’s done.
Get small faults like a dripping joint or loose downpipe sorted quickly. Left alone, they typically grow and spilled water harms brickwork and woodwork.
What we are asked to look at in Woodway
Falling leaves are the most common cause of blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds and the debris builds up at the outlets. A choked outlet soon means a full, overflowing gutter.
People typically book a survey after spotting something like this:
- Hoppers and outlets full of debris
- Water backing up from a hidden gutter
- Gutters full of debris and silt
- Joints that drip after rain
If yours is one of the older homes in the streets near Church of St Michael, old fixings, lead flashings and tall chimneys are typical of older roofs.
