What we need to know

- The address and postcode of the property
- Any deadline, such as an exchange date
- Why you want a survey: buying, a leak, a storm or new work
- Where any leaks, stains or damp patches show inside

Gutter survey in East Hagbourne
A gutter needs a steady fall towards its outlet or water sits in them. When brackets sag or joints part, water pools, drips and spills over at the low points. We check the line of each run as far as we can see it, along with the brackets and downpipe fixings. You get written recommendations, prioritised by urgency where relevant. We’re frequently asked to look into joints that drip after rain and leaking or loose downpipes, on eaves gutters, valley gutters and fascias and soffits.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
The report records the gutter as we found it on the day. It is useful straight away, and a good reference for later, for example when you want to check whether anything has changed.

What we cannot see
We only report whatever is safely visible on the day, so there are some things a survey can’t cover:
- The inside of buried drains
- Confirming asbestos in older rainwater goods
- What’s behind fascias and inside walls

How the survey works
There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. A typical survey takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Somewhere like East Hagbourne needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.
- We ask about overflows, damp or leaks you’ve noticed.
- We look along the gutters, downpipes and fascias from ground level and from windows.
- We check hidden gutters, such as valleys and parapets, where it’s safe to see them.
- Where the loft can be reached safely, we check it for staining or damp.
- You get a report with photographs and recommendations.
Getting ready for the survey
- Note where any stains or damp appear
- Make sure the loft hatch can be reached
- Agree roof access with the managing agent if it’s shared
How to book
A quick phone call is normally the easiest start: phone 07833 053749 or send us an email. You will have a price before anything is arranged.
Related advice
Before and after the survey
Small things make a difference. Our tips:
- Have overhanging branches cut back
- Do not leave hidden gutters out of a clear-out
- Check from the ground or a window, not a ladder
- Watch for green marks down the brickwork
Questions about the report are welcome. With the Standard Survey there is a follow-up consultation and the Premium Survey comes with an in-person one.
Don’t forget valley, parapet and box gutters. They block in the same way as the gutters you can see but they’re much harder to spot, so ask for them to be included when gutters are cleared.
Leave it or get it looked at?
Damp walls are sometimes blamed on the wrong thing. When rainwater goods are the source, treating the wall alone won’t solve it. Checking the gutters first helps you spend in the right place. Older cottages and farmhouses around East Hagbourne can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

How the survey changes by roof type
Cast iron gutters
A good many period homes still have cast iron rainwater goods. Kept painted, they can last a long time but corrode once the paint wears off.
Fascias and soffits
Soffits and timber fascias suffer when gutters overflow. They’re looked at as part of the survey.
FAQs for East Hagbourne
Is East Hagbourne within the area you cover?
Yes, we do. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.
How do I find out if my home in East Hagbourne is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is a CCTV drain survey included?
No. Our gutter survey covers rainwater above ground, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we’ll tell you.
Do you check valley and parapet gutters?
Yes. Hidden gutters are a common cause of leaks inside, so they’re an important part of the survey. Some may only be partly visible, and we’ll note that in the report.
Can you survey a shared roof?
Yes, if the freeholder or managing agent agrees access. We look at the parts we’re given access to, and the report makes that clear.
Do I need to be at home?
That depends on the survey. Inside the building and in the loft, we need someone to let us in; we’ll agree the details when you book.
How much is a gutter survey?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. Just call 07833 053749 or email us for a price.

What a gutter survey looks like in East Hagbourne
About 3.5 miles north-east lies Brightwell Manor, a reminder of how long the area around East Hagbourne has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look.
For landlords with property near Didcot Parkway station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For an older house near a landmark like Church of St Andrew, its chimney, valleys and lead work are likely to be the parts that need attention first. Take a building like Hagbourne Church of England Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.
