Gutter surveys for Aston Tirrold homes and businesses

What we do, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about 1–2 hours at most homes, and longer for a large or complex roof. For a village or hamlet like Aston Tirrold, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. The loft space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Before the survey

  • Make a note of anything you’d like us to look at
  • Make sure the loft hatch can be reached
  • Have any paperwork from past roof work to hand

Advice

Gutter survey in Aston Tirrold: what you get

Gutters carry rain off the roof and away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t, frequently down the brickwork or into the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a photo-illustrated written report. If you’ve noticed cracked or loose downpipes and choked outlets or hopper heads, we can find out what’s behind it, on fascias and soffits, valley gutters and parapet and box gutters alike.

Older buildings in small places like Aston Tirrold may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Where we can’t see part of the gutter, the report says so. That way, it is clear what was covered and what wasn’t.

Different roofs, different checks

Box and secret gutters

Box gutters sit within the roof or behind a wall, so overflows can end up inside. We check them where they can safely be seen.

Cast iron gutters

Cast iron tends to fail at the joints and fixings. Cracks, rust and leaks are recorded as far as we can see them.

Leave it or get it looked at?

A gutter clear-out takes the leaves away but it won’t explain why water keeps spilling over. Our survey also looks at falls, joints, brackets, outlets and downpipes to show whether something else is wrong. For older village homes like those around Aston Tirrold, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

What we’re asked to look at in Aston Tirrold

Many gutter joints depend on rubber seals or sealant that age. Plastic gutters move with heat and cold, and in time their joints can drip. Cast iron joints can corrode and part once the paint has worn away.

Things that frequently lead to a survey include:

  • Leaks at the gutter joints
  • Valley or box gutters that overflow inside
  • Choked outlets or hopper heads
  • Gutters packed with leaves or moss

If you own one of the older houses in the streets near Church of St Michael, its chimney, valleys and lead work are likely to be the parts that need attention first.

Choosing a roof surveyor

  • What follow-up you get after the report
  • Are they insured for the work?
  • Their track record with similar roofs
  • Whether VAT is added on top

Your questions about gutter surveys in Aston Tirrold

Is my home in Aston Tirrold listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover smaller places like Aston Tirrold?

Yes. Aston Tirrold is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Do you need to get into the loft?

Usually, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Do you check valley and parapet gutters?

Yes. Hidden gutters are a common cause of leaks inside, so they’re an important part of the survey. Parts of them may not be visible, and we will note that in the report.

What’s the price of a gutter survey?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. For a price for your building, call 07833 053749 or use the contact form.

Can you give me structural calculations?

No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

Is a CCTV drain survey included?

No, CCTV drain work isn’t part of this survey. The survey covers gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.

Brightwell Manor, about 3.3 miles north-east, is one of the historic houses in the wider area around Aston Tirrold. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Tips that help

There’s plenty you can do without going near the roof. What helps most:

  • Book gutter clearing once a year, more often near trees
  • Check for spilling water in a downpour
  • Ask for valleys and parapet gutters to be cleared too
  • Check that downpipes are firmly fixed to the wall

Landlords and managing agents can keep the report with the building’s records and use it to plan upkeep. Photos make it easier to explain the work to owners, tenants or contractors.

Have overhanging branches and climbing plants cut back from the roof by someone who can do it safely. Less debris means fewer blocked outlets.

What we need to know

When you call or email, these details help:

  • Photos of the roof, taken safely from the ground or a window
  • Any marks or damp showing indoors
  • What’s prompted the survey
  • The style of property, from a terrace to a block
