How a flat roof survey works in Aston Tirrold
Offices, shops, industrial units and blocks of flats frequently sit under large flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. The photographed record helps you plan and budget for work. We quote commercial roofs on their size and how they’re reached, so it helps if you call 07833 053749 or send us an email with the address and a rough idea of the roof area. If you are worried about a sagging deck under the covering and edge trims that have lifted or split, a survey will tell you what’s going on.
In a village or hamlet like Aston Tirrold, flat roofs are normally on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access ahead of time. Garages and outbuildings are easy to forget, so mention any you want included when you book.
We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible, and recommendations are put with the most urgent first where relevant.

Questions from Aston Tirrold
Do you carry out roof surveys in Aston Tirrold?
Yes, Aston Tirrold is one of the places we work. The survey and report are the same in Aston Tirrold as anywhere else.
Does a conservation area affect roof work in Aston Tirrold?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
How fast do I get the report?
That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.
Do I need to be at home?
That depends on the survey. Inside the building and in the loft, we need someone to let us in; we will agree the details when booking.
What happens after the survey?
You receive the written report by email, with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.
Do you survey on Saturdays and Sundays?
Surveys run on weekdays, Saturdays and Sundays. To arrange a date, phone 07833 053749 or send us an email.
What does the report include?
Written findings with photographs, covering the condition of the flat roof, the defects we found and what we recommend, by urgency where it matters. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.
What happens if roof problems are left?
Flat roofs can’t typically be seen from the street, so they’re often overlooked. Many owners only find out a roof is worn out when water comes through. A survey every few years stops that from catching you out. Where a roof is exposed, as many are in small places like Aston Tirrold, driving rain gets into any weakness, and damp in older walls is slow to dry out.
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.
Why book with us
- Visits on any day of the week
- Independent findings on the roof’s condition

What a survey costs
Every roof is different, so prices are confirmed before you book. This is what makes a difference:
- Height and safe access
- Whether you choose the Basic, Standard or Premium Survey
- The number of roofs, including extensions and garages
- Roof area
The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We can help you choose the package that fits what you need to know.
What to let us know when you get in touch
You do not need to know any roofing terms. It is enough to let us know:
- Your postcode, so we can check access and travel
- Your timetable, such as an exchange date
- What’s prompted the survey
- Any stains, drips or damp patches you’ve seen indoors
If you have photos of the roof, send them over. Take them safely from ground level or a window. To get started, call 07833 053749 or drop us an email.
How the survey works
Once we’ve finished looking, we write up our findings in a report with photographs. As for time on site, it normally takes between one and two hours at a typical home, and more on a big or complicated roof. Older roofs in small places like Aston Tirrold can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- We check the rooms or spaces under the roof for staining where there’s access.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- We record every defect with a photo and its likely cause.
- You get a report setting out the condition and our recommendations, in order of urgency.
Getting ready for the survey
- Keep pets in another room
- Have any questions written down, so nothing gets missed
- Mention any parking restrictions on your street

What you can safely check yourself
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book and it will help the survey.
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
What this survey cannot tell you
Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:
- Structural calculations, which need a structural engineer
- Fragile surfaces, which we do not walk on
- Whether old sheeting or boards contain asbestos
Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you. What our survey covers.

Flat roof surveys around Aston Tirrold
Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops. Historic houses such as Brightwell Manor, about 3.3 miles north-east, show how far back building in the area around Aston Tirrold goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead.
Landlords with a home close to Cholsey station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak. Take an older house close to Church of St Michael: flat-roofed rear additions and dormers added over the years are worth checking.
