Flat roof surveys in Coscote, with over 20 years’ experience behind it. You get a clear report with photographs.

Signs you need a flat roof survey in Coscote
A flat roof lies open to sun, rain and frost, and water drains off it slowly. Over the years, coverings harden, crack and start to come away at the edges. Most people book a survey after a leak, before buying, or when they think the roof is getting old.
These are some of the problems a survey can pick up:
- Loose or cracked edge trims
- Pools of water lying on the roof
- Leaks around rooflights
- Blistering in felt or asphalt
If you live in an older home near Church of St Andrew, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.
Questions to ask before booking
- Is VAT included in the price?
- Whether they hold professional indemnity and public liability insurance
- Which viewpoints they use to see the roof
- Whether you get a written report with photos
Flat roof survey in Coscote
Each flat roof is looked at from the safest viewpoints we have: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. Where any area can’t be viewed safely, we say so in the report, so you know exactly what was covered. Common reasons to book are loose or cracked edge trims and pools of water lying on the roof, on felt flat roofs, EPDM rubber and mastic asphalt.
Flat roofs on exposed homes in small places like Coscote take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, normally show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.
Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photo. You’ll see the good as well as the bad.

Coscote: your questions answered
Is Coscote in the area you cover?
Yes, Coscote is one of the places we work. The survey and report are the same in Coscote as anywhere else, and visits run on weekdays and weekends.
Will you come out to Coscote?
Yes, Coscote is on our map. A small place gets exactly the same survey as a big one.
How long will you be at the property?
Time on site depends on the roof; most visits take an hour or two on an ordinary house; commercial roofs usually need 3–4 hours. The written report follows by email.
Do you survey roofs on blocks of flats?
Yes. Shared roofs just need a little more planning. Let us know about it when booking and we’ll explain what’s needed.
What will the report tell me?
You get our findings in writing, part by part, with photos, and ends with what we recommend. The most urgent items are made clear.
Which flat roof coverings do you cover?
Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. The report names the covering and explains its condition.
Do you check flat roofs for asbestos?
Our survey doesn’t include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. We note anything that could contain it, and a specialist asbestos surveyor should check it before it’s disturbed.
What happens on the day
Expect us to ask a few questions before we start, like when any problem began and what work has been done before. Then the inspection itself takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Somewhere as small as Coscote, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- We agree the roof to be surveyed, its use and any leaks you know about.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- The covering is checked for wear, splits, blisters and standing water.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- A written report with photos and recommendations is emailed to you.
How to prepare
- Buyers: confirm access with the estate agent or seller
- Unlock side gates and any roof access doors
- Gather any invoices or paperwork from past roof work

When you need someone else
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- An exact number of years the roof has left
- Parts of the roof that aren’t safe to walk on or view
- What’s under the membrane without opening it up
If in doubt, phone 07833 053749 or drop us an email and we’ll point you to the right survey. What a survey covers and does not.
Roof types and parts we check
- Single-ply membranes
- GRP fibreglass
- Mastic asphalt
- Upstands and outlets
- EPDM rubber
- Felt flat roofs
Flat roofs in Coscote
Historic houses such as Brightwell Manor, about 4.1 miles east, show how far back building in the area around Coscote goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Next to the main roofs there’s typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.
If you look after a building like Hagbourne Church of England Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. Landlords with a home close to Didcot Parkway station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak.

What affects the cost of flat roof surveys
Not every roof costs the same to survey, for these reasons:
- Roof area
- The number of roofs, including extensions and garages
- Whether thermal imaging or a drone is needed
- Features like valleys, chimneys, dormers and parapets
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The price for your roof depends on its size, access and what you’d like to know.
Helping us price your survey
Here’s what helps us most when you get in touch:
- Photos of the roof, taken safely from ground level or a window
- Whether there’s a loft hatch, a shared roof or tricky access
- The type of building and roof, such as pitched or flat
- Your postcode, so we can check access and travel
Once you know what you need, ring 07833 053749 or email us. We’ll suggest a package, agree the price and find a date.
Surveys for landlords and agents in Coscote
Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the survey around it.
What you can safely check yourself
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
