  • Extensions, dormers and garages with roofs of their own
  • Commercial roofs and larger buildings
  • Height and safe access

All our prices include VAT. Prices start from £150, including VAT. You will know the price for your survey before you book.

Landlord roof survey in Woodway

Our landlord and block roof surveys cover Woodway and the rest of London and the South East. Time on site normally takes between one and two hours for a house, though large, tall or awkward roofs take more time. Everything is inspected as far as it can safely be seen including by drone where it applies. A written report with photos follows. Typical surveys look at choked outlets and gutters and chimney stacks in poor repair, on converted houses, shared roofs and flat roofs on blocks.

Somewhere as small as Woodway, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

We write the report in plain English, so you don’t need to be a roofer to follow it. Photos show what each point refers to, and recommendations are put by urgency where it matters.

What a landlord roof survey does not cover

A survey is a close look at the let or shared roof, but it can’t do everything. Its limits include:

  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)
  • A full building survey of every part of the property
  • Parts of the roof we can’t safely see or access

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer before booking. What a survey covers and doesn’t.

What we look at

  • Rented houses
  • Blocks of flats
  • Converted houses
  • Shared roofs
  • Flat roofs on blocks
  • Gutters and downpipes

Your questions about landlord roof surveys in Woodway

Is my home in Woodway listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you cover smaller places like Woodway?

Yes, Woodway is covered. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

Will you fly a drone over my roof?

Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Do I have to be there for the survey?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when booking.

Who typically books a landlord or block roof survey?

It suits anyone responsible for a let or shared roof: landlords, agents, freeholders and residents’ management companies.

Which days do you carry out surveys?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

What insurance do you have?

We hold professional indemnity and public liability insurance, for every survey we carry out.

What we look for on each type of roof

Gutters and downpipes

Water from failed gutters often shows as damp inside. Any problems are photographed.

Flat roofs on blocks and rear additions

Felt flat roofs often need replacing after around 15–20 years, so their age matters.

Landlord and commercial surveys in Woodway

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

We survey roofs for letting agents and landlords as well as homeowners. The report gives you a dated record of the let or shared roof, with photos.

How the survey works

The visit has one job: to look at the let or shared roof as closely as is safe and record what we find. Notes and photographs go into the written report. It typically takes an hour or two for a house, and longer for a block or a building with several roofs. Rural addresses near Woodway can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We agree which roofs and which parts of the building are included.
  2. Access to flats and the loft space is arranged with you beforehand.
  3. Each roof is checked as far as it can be seen safely, including from inside where possible.
  4. We photograph each defect and note how urgent it looks.
  5. We send a written report you can use to plan maintenance and budgets.

Before the survey

  • Tell us where we can park nearby
  • For a flat or shared roof, check access with the freeholder or managing agent
  • Jot down any questions you want answered

Can I check my roof myself?

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.

Woodway homes and their roofs

Brightwell Manor, about 5 miles north-east, is one of the historic houses in the wider area around Woodway. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you live in an older home near Church of St Michael, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. For landlords with property near Cholsey station, the gap between tenancies is a good time to have the roof looked at. If you look after a building such as Blewbury Endowed Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
