FAQs for Highclere
How do I find out if my home in Highclere is listed?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Do you cover smaller places like Highclere?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
What’s in the report?
Written findings with photographs, explaining the condition of the flat roof, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.
Can you test old roof sheets for asbestos?
We don’t test for asbestos. If we see materials that could contain it, such as cement sheets on a building from before 2000, we flag them so a specialist asbestos surveyor can check them.
How long have you been surveying roofs?
More than 5,000 surveys over 20+ years, across London and South East England.
What’s the best way to book?
To arrange a survey, ring 07833 053749 or drop us an email and tell us the address and what you need to know. We will confirm the price and find a day that suits.
Are you insured?
Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.
Flat roof surveys for homes and businesses in Highclere
We inspect a flat roof from wherever it can safely be seen: from the roof itself where that is safe, from windows and nearby vantage points, and from inside where there is access. Fragile rooflights and fragile sheets are never walked on. Where any area cannot be viewed safely, we say so in the report, so the limits of the survey are clear. We survey felt flat roofs, EPDM rubber and mastic asphalt, and common reasons people get in touch are blocked or damaged outlets and upstands pulling away from walls.
Flat roofs on exposed homes in small places like Highclere take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are usually the first part of a flat roof to go.
The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to.

What a flat roof survey looks like in Highclere
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. About 1.4 miles south-east lies Highclere Castle, a reminder of how long the area around Highclere has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.
The streets around a church such as Church of St Michael Archangel are often among the oldest in a place, and if your house is among the older ones nearby, the joins between later flat roofs and the old walls are where problems typically start. If you let a flat or house near Newbury station, the flat roof over a let home is worth a look before it becomes a tenant complaint. If you look after a building like Woolton Hill Junior School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Why get it checked now?
A survey can show whether a whole new roof is needed or whether the problems are in a few places. Sometimes some details are to blame, and sometimes the covering has simply had its day. The report sets out what we found, so you can make that decision with a roofer. Around Highclere, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

What happens on the day
The visit normally starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. All told, expect between one and two hours for a small flat roof at home, and longer for a large commercial one. Somewhere like Highclere needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can be seen safely, inside and out.
- We start with the details: the address, the roof’s use and any leaks or stains.
- The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
- Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
- Inside, we look for damp and staining under the roof where there’s access.
- You get a report with photos and our recommendations.

Advice
How the survey changes by roof type
Mastic asphalt
Asphalt has no laps, so its weak points are cracks and the skirtings at walls and upstands. We record any crazing or splits and where water may be getting in.
Rooflights and upstands
Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We look for splits, gaps and failed flashings over the top.
DIY checks: what’s safe
During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
