Need a flat roof survey in Woolton Hill?

Leave it or get it looked at?

On a commercial building, a flat roof leak can disrupt tenants, staff and stock. A planned survey lets you budget for work rather than deal with an emergency around the people who use the building. Older cottages and farmhouses around Woolton Hill can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

Flat roof survey in Woolton Hill: what you get

A flat roof leak often travels before it shows on the ceiling. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. That is why we check every detail across the roof, not only the area above the stain, with photographs of anything that could be letting water in. Whoever carries out the work then has a clear starting point. We are often asked to look into blocked or damaged outlets and water getting in at rooflights, across GRP fibreglass, EPDM rubber and mastic asphalt.

In a small place like Woolton Hill, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, frequently around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

What you get is a clear record of the flat roof on the day we saw it. It is useful right away, and a good reference for later, for example when you want to check whether anything has changed.

Questions from Woolton Hill

Is Woolton Hill in the area you cover?

We do. The survey and report are the same in Woolton Hill as anywhere else.

Do you cover smaller places like Woolton Hill?

Yes, Woolton Hill is covered. Our area covers London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Do you take photos of the roof?

Yes. Photos are part of every report.

Do I have to be there for the survey?

Not necessarily. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

What does the report include?

You get our findings in writing, part by part, with photos. The most urgent items are made clear.

Can you survey a shared roof?

Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

Is it a structural engineer’s report?

No. We’re roof surveyors, not structural engineers, and it does not include calculations. We will recommend an engineer if we see signs that call for one.

Should I look at the roof myself first?

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.

How it works

Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. Older roofs in small places like Woolton Hill can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

What affects the price in Woolton Hill

Not every roof costs the same to survey, and it comes down to:

  • Extra roofs, like extensions, dormers or garages
  • Building height and the viewpoints available
  • The roof’s overall size
  • The use of thermal imaging or a drone

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 including VAT. We’ll tell you which package suits the questions you have.

What we need to know

A little information up front helps. It helps to include:

  • Any photos you have, taken from the ground or a window
  • Whether there is a loft hatch, a shared roof or tricky access
  • Where any leaks, stains or damp patches show inside
  • Why you want a survey: buying, a leak, a storm or new work

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, call 07833 053749 or use the contact form.

Practical tips

Most of what helps is simple and safe from the ground. A few suggestions:

  • Note any new marks on ceilings beneath the roof
  • Keep records of when the roof was laid and what work has been done
  • Check that new brackets or units haven’t damaged the covering
  • Ask contractors to protect the roof if they work on it

You can use the report to ask roofers to quote for the same work. With each roofer working from the same list, comparing quotes is simpler. You stay in control of who does the work and when.

Get splits, lifted seams and loose trims seen to while they’re small. Prompt repairs tend to add years to a flat roof.

What a flat roof survey looks like in Woolton Hill

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. Stargroves, about 1.6 miles west, is one of the historic houses in the wider area around Woolton Hill. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

Landlords with a home close to Newbury station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak. Take a building like Woolton Hill Junior School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If your home is one of the older ones in the streets near Church of St Thomas, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Rented homes, blocks and businesses

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant, which helps with budgets and planning.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.
