Questions from Lower Green

Do you carry out roof surveys in Lower Green?

We do. The survey and report are the same in Lower Green as anywhere else.

Does a conservation area affect roof work in Lower Green?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Will you check the loft?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.

Do you check flat roofs for asbestos?

We don’t carry out asbestos surveys. Buildings built or refurbished before 2000 may contain asbestos, for instance in cement roof sheets. We note anything that could contain it, and a specialist asbestos surveyor should check it before it is disturbed.

Do you use drones?

Yes, where it applies and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

What will the report tell me?

It sets out what we found, why it matters and what we recommend, with photos throughout. It also says if any part of the roof couldn’t be seen safely.

Do you look for flat roof leaks?

Our survey looks across the whole roof, not only above the stain. Splits, open laps, upstands, outlets and rooflights are all checked. If the cause can’t be seen, we will say so and suggest what would help.

Flat roof survey in Lower Green: what you get

If the house you’re buying has a flat roof on an extension, dormer or garage, it’s worth knowing its condition before exchange. Felt roofs often last around 15 to 20 years, while EPDM and GRP often last longer. We set out the type of covering, its condition and the defects we found, with a photo of every defect. That gives you facts to raise with the seller or agent. If you’re worried about blisters and bubbles in the covering and dips that suggest the deck is deflecting, we can find out what’s behind it, whatever the roof.

Flat roofs on exposed homes in small places like Lower Green take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are typically the first part of a flat roof to go.

The report works through the roof section by section, from the coverings down to the gutters. You’ll see the good as well as the bad.

Rented homes, blocks and businesses

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photographs included.

Letting agents often book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant in advance.

The survey, step by step

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit usually takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Older rural homes like those around Lower Green can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We check the roof from the ground, windows and the roof where it’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photographs and recommendations, comes to you by email.

Before the survey

  • Have any questions written down, so nothing gets missed

Advice

What we look for on each type of roof

GRP fibreglass

A well-laid GRP roof often lasts up to about 30 years. Cracking where boards meet or where the deck moves is a common early sign of trouble.

Single-ply membranes

Plant, fixings and foot traffic can all damage a single-ply roof. Any tears, punctures or loose membrane are recorded with photos.

Flat roof surveys in Lower Green: local notes

The wider area around Lower Green has a long history of building, with Stargroves about 4.1 miles south-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Next to the main roofs there’s usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.

For site and facilities teams at buildings like Inkpen Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. Take an older house close to Church of St Michael: the flat roofs on later extensions tend to wear out long before the main roof.

Do you need a flat roof survey in Lower Green?

Water that doesn’t drain sits on the roof and speeds up wear. It normally comes from poor falls, a blocked outlet or a deck that has dipped. Where trees are close by, leaves and silt can block an outlet within a single autumn.

Most people get in touch when they’ve noticed something like this:

  • Failed seals around rooflight kerbs
  • Outlets choked with leaves and silt
  • Blistering in felt or asphalt
  • Splits, cracks and crazing

For landlords with property near Kintbury station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

What a roof survey includes

What we cannot see

To be straight with you, a roof survey has limits:

  • Whether old sheeting or boards contain asbestos
  • A fixed date for when the roof will need replacing
  • Areas we cannot see or reach safely, including fragile rooflights and sheeting

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you. The full list of what we check.

What this survey covers

  • Upstands and outlets
  • Felt flat roofs
  • GRP fibreglass
  • Single-ply membranes
  • EPDM rubber
  • Mastic asphalt

Checking the roof from ground level

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
