Flat roof survey in Vernham Street
If the house you are buying has a flat roof on an extension, dormer or garage, it’s worth knowing its condition before exchange. Felt roofs often last around 15 to 20 years, while EPDM and GRP often last longer. Our report records the covering, how it’s holding up and any defects we can see, with a photo of every defect. That gives you facts to raise with the seller or agent. We survey mastic asphalt, EPDM rubber and upstands and outlets, and people most often book us about failed upstands where the roof meets a wall and failed seals around rooflight kerbs.
Some older homes in villages like Vernham Street are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you are planning work, check with the council first. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.
Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

How the survey changes by roof type
EPDM rubber
EPDM is a synthetic rubber membrane, often laid in a single sheet on smaller roofs. The survey looks at laps, edge trims, corners and signs of puncture.
GRP fibreglass
A well-laid GRP roof frequently lasts up to about 30 years. Hairline cracks over board joints are an early warning we look out for.
Why act early in Vernham Street
A leak over an office, shop or unit can affect the people and stock underneath. A planned survey lets you budget for work rather than deal with an emergency around the business. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

When you need someone else
Some things cannot be seen without opening up the roof, so a survey has limits:
- What’s under the membrane without opening it up
- Structural calculations, which need a structural engineer
- A promise that the roof will not leak in future

How it works
Once we’ve finished looking, we write up our findings in a report with photos, sent to you by email. As for time on site, most surveys take between one and two hours for a house, and about three to four hours for a commercial roof. Cottages and farmhouses around Vernham Street frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- Inside, we look for signs of water under the roof where we can reach.
- We view the roof from safe positions and never walk on fragile surfaces.
- We record every defect with a photo and its likely cause.
- You get a report setting out the condition and our recommendations, in order of urgency.
Before the survey
- Make a note of anything you’d like us to look at
- For flats, check roof access has been agreed
- Leave side gates unlocked

Common questions in Vernham Street
Do you cover Vernham Street?
Yes, Vernham Street is within the area we cover. We work right across London and the South East. You can call 07833 053749 or drop us an email with the address and a few details, and we’ll talk through which survey suits.
Is my home in Vernham Street listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you carry out surveys on Saturdays and Sundays?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.
How much is a survey?
Flat roof survey starts from £150, including VAT. You will know the price for the job before booking, based on the roof’s size, access and package. To get a price, ring 07833 053749 or use the contact form.
Will you walk on the flat roof?
We inspect from wherever is safe: on the roof where it is safe, and from windows, nearby vantage points and inside. Fragile rooflights and fragile sheets are never walked on.
Does someone need to be in?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we’ll agree the details as you book.
Will you photograph what you find?
Yes, every report has them. Pictures sit next to the findings they show, so you can see what we mean.
When to book a survey in Vernham Street
A buyer’s general survey frequently recommends a closer look at a flat roof. Owners and managing agents use a survey to plan upkeep, or ahead of a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.
Problems we come across frequently include:
- Blistering in felt or asphalt
- Outlets that hold water back
- Edge trims that have lifted or split
- A sagging deck under the covering
For an older house near a landmark like Church of St Mary, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.
Questions to ask before you book
- Which viewpoints they use to see the roof
- Their track record with similar roofs
- Whether the price includes VAT
- Whether you can ask questions once you have the report
Checking the roof from ground level
A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in.
Flat roof surveys around Vernham Street
Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. With Stargroves about 4.2 miles north-east, Vernham Street sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
Anyone responsible for a site like Vernham Dean Gillum's Church of England Primary School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.
