About our flat roof survey in Test Valley

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. The findings go into a written report with photos, setting out the defects and what we’d recommend. If you’ve noticed blistering in felt or asphalt and cracked or split membrane, a survey will tell you what’s going on, on mastic asphalt, felt flat roofs and EPDM rubber alike.

In a village or hamlet like Test Valley, flat roofs are typically on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

Tips that help

You do not need to be a roofer to help. What helps most:

  • Ask contractors to protect the roof if they work on it
  • File the paperwork for the roof and any repairs
  • Ask whoever fits equipment on the roof to make good the covering
  • Never stand on rooflights or fragile sheeting

Once we have been, the findings are written up with photos. It covers the type of covering, its condition and each defect, with our recommendations. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.

Clear leaves and silt from outlets and gutters, above all in autumn. Water that can drain away does far less harm than water that sits.

How the survey works

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit normally takes about one to two hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. Rural addresses near Test Valley can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Advice

Checking the roof from the ground

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

For landlords and managing agents

If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, phone 07833 053749 or email us.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Flat roofs in Test Valley

A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. About 2.7 miles north lies Stargroves, a reminder of how long the area around Test Valley has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Test Valley is about 7 miles north of Andover, in Hampshire. Houses, flats, blocks and commercial buildings in Test Valley can all book flat roof surveys. Test Valley is one of the places in Hampshire we cover for flat roof surveys. You can also see our page for Reading.

Common roof problems in Test Valley

Flat roofs swing between hot and cold more than most parts of a building. That movement pulls at seams, laps and the joints between boards, which can open splits and cracks over the years. Older coverings that have lost their flexibility are the most likely to suffer.

It is worth booking a survey if you’ve seen:

  • Gaps at upstands and abutments
  • Signs of deflection in the roof deck
  • Damaged trims at the roof edge
  • Ponding water that does not drain away

The streets around a church such as Church of St James are often among the oldest in a place, and if you own one of the older houses nearby, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.

Choosing a roof surveyor

  • Is there a chance to talk the report through?
  • Their insurance cover
  • How long the report takes to arrive
  • How they’ll see the roof: from ground level, the loft, the roof or by drone

What’s in a roof survey

Roof by roof

EPDM rubber

EPDM is a synthetic rubber membrane, often laid in a single sheet on smaller roofs. The survey looks at laps, edge trims, corners and signs of puncture.

Rooflights and upstands

Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We look for splits, gaps and failed flashings over the top.

Your questions about flat roof surveys in Test Valley

Is Test Valley within the area you cover?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route as you book.

Is my home in Test Valley listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the roof space, someone has to give us access, while outside access can be discussed as you book.

What insurance do you have?

Our cover is professional indemnity plus public liability.

How soon will I get the report?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when you book.

Will I get photos?

Yes. Photos are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.

Can you give me structural calculations?

No. We’re roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we’ll recommend one.
