Roof leak investigations in Test Valley: local notes

Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the roof type helps narrow down where water may be getting in. Stargroves, about 2.7 miles north, is one of the historic houses in the wider area around Test Valley. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

Take an older house close to Church of St James: the leak may come from a chimney, a valley or tired lead rather than the covering itself.

Test Valley is about 7 miles north of Andover, in Hampshire. Bookings from Test Valley are handled just like any other: a call or an email, a price, then a date. Our area takes in places right across Hampshire, large and small. For surveys nearby, see our Reading page.

Roof leak investigation in Test Valley

Water is good at hiding where it gets in. It can run along a rafter, a batten or the underlay before it drips, so the stain on your ceiling is seldom right under the hole. We follow it back towards where it starts, one likely route at a time. A repair aimed only at the stain can miss the cause entirely. Tracing the route first means any work can be aimed at the right place. We survey chimney stacks, slate and tile slopes and flat roof details, and the problems we are asked to look at most are drips in the loft during heavy rain and leaks at a dormer or roof window.

Somewhere as small as Test Valley, older roofs have frequently been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, which matters if you’re thinking of an insurance claim. The report says what was seen and what it points to. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What a survey costs

Survey packages start from £150, with VAT included. The price for your roof depends on:

  • Whether you choose the Basic, Standard or Premium Survey
  • The size of the roof
  • The use of thermal imaging or a drone
  • Height and safe access

Every price we give includes VAT. Prices start from £150, including VAT. We confirm the price for the job before booking.

Getting in touch

When you call or email, these details help:

  • Your postcode, so we can check access and travel
  • Any photos you have, taken from the ground or a window
  • Your timetable, like an exchange date
  • Why you want a survey: buying, a leak, a storm or new work

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, so call 07833 053749 or email us with the details.

What you can safely check yourself

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What this survey can’t tell you

It helps to know what a survey will not do before you book:

  • Plumbing leaks that look like roof leaks
  • Faults hidden behind ceilings or boarding
  • The repair itself (the investigation finds and reports the cause)

If in doubt, ring 07833 053749 or send us an email and we’ll recommend the right survey before you book. What our survey covers.

Roof types and parts we check

  • Valleys and parapet gutters
  • Flat roof details
  • Lead flashings
  • Rooflights and dormers
  • The roof space
  • Chimney stacks
  • Slate and tile slopes

Different roofs, different checks

Parapet and box gutters

Parapet and box gutters sit behind walls or inside the roof. When their outlets block, water rises over the lining and runs indoors.

Valleys

Valleys collect water from two roof slopes. Split lead, cracked linings or slipped tiles let water in.

Your questions about roof leak investigations in Test Valley

Will you come out to Test Valley?

Yes, Test Valley is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do you carry out roof surveys in Test Valley?

Yes, Test Valley is within the area we cover. We work right across London and South East England. You can ring 07833 053749 or drop us an email with the address and some details.

Will you fly a drone over my roof?

Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Are you structural engineers?

No. We are experienced roof surveyors, and visible signs like sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

What happens after the survey?

The report arrives by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

What’s the best way to book?

To book, call 07833 053749 or send us an email and let us know the address and what you want to find out. We will confirm the price and agree a day with you.

Can a leak be traced on a dry day?

In most cases, yes. Moisture detection shows where materials are damp even on a dry day. If a leak only appears in driving rain from one direction, we’ll tell you what we found and what’s most likely.

Why get it checked now?

Damp in a ceiling or loft can lead to mould. Once mould takes hold, it’s harder to clear. Finding the leak comes first. In a small place like Test Valley, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

How the survey works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about one to two hours for most homes, though a hard-to-trace leak can take longer. Somewhere as small as Test Valley, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. From the roof space, we trace the water’s route where there’s safe access.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
  5. You receive a report with the likely source, photos and recommendations.

Before the survey

  • Check we can get to the back of the property
  • Move anything stored under the loft hatch
  • Let us know about parking before the day
