Need a landlord roof survey in Test Valley?

Leave it or get it looked at?

Defects caught early can often be dealt with as planned work. Left until it leaks, a roof can damage ceilings and tenants’ belongings and force rushed work. In a small place like Test Valley, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Every price we give includes VAT. Our price is from £150, including VAT. We confirm the price for your roof before booking.

About our landlord roof survey in Test Valley

Some landlords book a survey when they buy a property to let, others when a tenant reports a leak or damp. Agents and freeholders often want a survey for a rolling maintenance plan. The report is laid out the same way whatever the reason with photographs and recommendations. We survey on weekdays and at weekends, which can make access easier to arrange. If you’re worried about damaged party-wall upstands or parapets and failed flashings at walls and chimneys, we can find out what’s behind it.

Some older homes in villages like Test Valley are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

How the survey works

The visit usually starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. In total, it takes about 1–2 hours for a single let house, with blocks of flats taking longer. Older roofs in small places like Test Valley can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First, we confirm the scope and the purpose of the report.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. We inspect each roof as far as it can safely be seen.
  4. Every defect is photographed and its urgency noted where relevant.
  5. A written condition report follows to help you plan.

Tips from our surveys

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Keep roof outlets and gutters clear
  • Check your lease or ask a solicitor about who pays
  • Give residents notice before a survey
  • Act on high-priority defects quickly

We do not advise on leases or who should pay. What we provide is an independent record of condition that everyone can refer to.

Act on urgent items in the report first and schedule the others. Left alone, minor faults typically get worse.

How the survey changes by roof type

Shared chimney stacks

Shared stacks need everyone involved to agree work, so a clear record helps.

Pitched roofs on houses and blocks

Most let houses and many blocks have pitched roofs of slate or tiles. We check coverings, ridges, hips, valleys and flashings as far as can safely be seen.

Your questions about landlord roof surveys in Test Valley

Do you cover smaller places like Test Valley?

Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Is my home in Test Valley listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Can your report let us know who pays for the roof work?

No. Who pays is usually set by the lease, and that’s a legal question. What we provide is a clear record of the roof’s condition to help those discussions.

Do you survey roofs on blocks of flats?

Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

How much is a landlord roof survey?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. Blocks are priced on their size and roofs. Just phone 07833 053749 or send us an email for a price.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when booking.

Does the report help with maintenance planning?

Yes, many agents and freeholders use it that way. A repeat survey later shows how the roof has changed to keep your plan up to date.

Rented homes, blocks and businesses

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.

Honest limits

A survey is a careful look at the let or shared roof, but it can’t do everything. Its limits include:

  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Responsibility under a lease
  • Confirming asbestos in older roof materials

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer. What a survey covers and does not.

Landlord roof surveys around Test Valley

With Stargroves about 2.7 miles north, Test Valley sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

If you live in an older home near Church of St James, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
