What we look for on each type of roof

Chimney stacks

We look at the stack itself, not a flue, gas or sweep inspection. We will tell you if the flue needs a specialist.

Lead flashings and valleys

Flashings and valleys are where many leaks start. They get particular attention in every survey.

How a roof survey works in Test Valley

Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay frequently fail first. We tell you which parts are ageing and which are sound. That lets you plan work in good time rather than after a leak. If you’re worried about gutters that overflow in heavy rain and loose chimney pots, we can find out what’s behind it.

Somewhere as small as Test Valley, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is typically the chimneys and lead flashings that need work first.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Before and after the survey

You don’t need to be a roofer to help. Here’s what helps most:

  • Stay off ladders and the roof
  • Check we can open the loft hatch
  • Check the roof from the ground after storms
  • Tell us about any leaks or stains you’ve seen

Any roofer you ask to quote can work from the report. The photos show what we found and where, which makes quotes easier to compare.

Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Compare each report with the last.

Common roof problems in Test Valley

Weather is the main thing that wears a roof down. Strong gusts work at anything that is not firmly fixed, and rain finds any gap it can. What starts as one slipped slate can become a leak.

Most people get in touch when they’ve noticed something like this:

  • Valley linings that have cracked or split
  • Water stains on rafters and ceiling joists
  • Loose chimney pots
  • Cracked mortar along the ridge

The streets around a church like Church of St James are frequently among the oldest in a place, and if you own one of the older houses nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

What to check before booking

  • Whether you can ask questions once you have the report
  • Which limits apply to the survey
  • Their report turnaround times
  • Whether you get a written report with photos

What a good roof survey covers

What a roof survey looks like in Test Valley

A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. Stargroves, about 2.7 miles north, is one of the historic houses in the wider area around Test Valley. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

What this survey cannot tell you

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Defects hidden under coverings or inside walls without opening up
  • An exact number of years the roof has left
  • Walls, floors and services below the roof

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. What a survey covers and doesn’t.

The survey, step by step

The aim of the visit is simple: to see as much of the roof as can safely be seen and record it clearly. Notes and photographs go into the written report. It typically takes between one and two hours on an ordinary house, and about three to four hours for a commercial roof. Older roofs in small places like Test Valley can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Before we arrive

  • Point out any leaks or damp patches

The price reflects the time and kit the roof needs. That comes down to:

  • How many separate roofs there are, such as extensions, dormers and garages
  • Which survey package you book
  • The size of the roof
  • Whether thermal imaging or a drone is needed

Test Valley questions

Do you carry out roof surveys in Test Valley?

Yes. We work right across London and South East England, and Test Valley is part of that. Just phone 07833 053749 or use the contact form and let us know about the property, and we’ll talk through which survey suits.

Is Test Valley within the area you cover?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

How many surveys have you done?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Do you need to get into the loft?

If there’s a loft and safe access to it, yes. The roof space can show things the outside can’t, like damp timbers, staining or daylight.

Is your survey a structural engineer’s report?

No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It isn’t a structural engineer’s report and does not include calculations.

Can you survey in bad weather?

Light rain does not normally stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather isn’t suitable.

How do I book a survey in Test Valley?

It is easiest to call 07833 053749 or use the contact form. Give us the address and some details about the roof, and we’ll take it from there. We survey on weekdays, Saturdays and Sundays.
