Chimney survey in Test Valley
A chimney survey looks at the stack and everything around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. Inside, we check chimney breasts and the stack in the loft where it’s safe to reach. You get a report with photos and our recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. If you’re worried about flashings pulling away from the stack and eroded joints in the brickwork, a survey will tell you what’s going on, whatever the roof.
Somewhere as small as Test Valley, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.
Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the chimney stack, any defects and our written recommendations.

What affects the price in Test Valley
Every roof is different, so prices are confirmed before you book. This is what makes a difference:
- Whether thermal imaging or a drone is needed
- The height of the building and how the roof can safely be seen
- The number of roofs, including extensions and garages
- Which survey package you book
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.
What to tell us when you contact us
The more you let us know, the easier it is to price the survey. When you contact us, it is useful to mention:
- Any deadline, like an exchange date
- What made you get in touch
- The type of building and roof, like pitched or flat
- Any stains, drips or damp patches you’ve seen indoors
Every survey is priced before it’s booked, so you know the cost up front. Our price is from £150, including VAT. To book, call 07833 053749 or use the contact form.
Leave it or get it looked at?
A leaning stack should be looked at sooner rather than later. Our survey records it and says when a structural engineer should look at it, so you can decide what to do next. Older cottages and farmhouses around Test Valley can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

Honest limits
Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:
- Flue inspections or sweeping
- Gas safety checks, which need a Gas Safe registered engineer
- Whether a stack needs rebuilding on structural grounds
If in doubt, phone 07833 053749 or email us and we’ll suggest the right survey. What a survey covers and doesn’t.

Common roof problems in Test Valley
Lots of homes have redundant stacks. A stack sealed without ventilation can trap damp. Damp patches can appear on chimney breasts even when nothing is leaking.
People normally book a survey when they’ve noticed one of these:
- Spalled or crumbling bricks
- Eroded joints in the brickwork
- Cracked or missing flaunching
- Redundant stacks capped without ventilation
If you live in an older home near Church of St James, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What happens on the day
You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes about one to two hours at a typical home, and longer for a large or complex roof. Older roofs in small places like Test Valley can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- You tell us how many stacks there are and any damp or problems you’ve noticed.
- Each chimney is viewed from wherever it can be seen safely.
- Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
- We check the chimney breasts and the stack in the roof space where we can reach them.
- The findings are written up with photographs and recommendations and emailed to you.
Before the survey
- Leave side gates unlocked
- If you’re buying, let the agent know when we are coming
- For a flat or shared roof, check access with whoever owns or manages the building

Related advice
Should I look at the roof myself first?
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

What a chimney survey looks like in Test Valley
A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. The wider area around Test Valley has a long history of building, with Stargroves about 2.7 miles north. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
