FAQs for Inkpen

Will you come out to Inkpen?

Yes. Inkpen is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Does a conservation area affect roof work in Inkpen?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Can you survey at the weekend?

Surveys run on weekdays, Saturdays and Sundays. To arrange a date, ring 07833 053749 or drop us an email.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first. Mention it when you get in touch and we’ll plan the survey around it.

Who do you carry out landlord roof surveys for?

We work for landlords, letting agents, managing agents and freeholders along with residents’ and RTM management companies. Leaseholders sometimes book it as well.

How long will you be on site?

A visit typically takes about 1–2 hours for a house, and longer for a block or a building with several roofs. You’ll know roughly how long when we arrange it.

How a landlord roof survey works in Inkpen

Shared roofs on blocks, converted houses and terraces raise their own questions. We check the roof from each safe vantage point, including from the loft space and the flats where access is arranged. Each part of the roof is recorded with photos giving all parties the same information. We can only inspect the parts of a shared roof we’re allowed to reach. If you’ve noticed ceiling stains reported by tenants and choked outlets and gutters, a survey will tell you what’s going on, on flat roofs on blocks, blocks of flats and shared roofs alike.

In a small place like Inkpen, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Tips that help

Getting the most from a landlord roof survey starts before we arrive and carries on afterwards. Tips:

  • Do not store items over the loft hatch
  • File each roof report for future reference
  • Act on high-priority defects quickly
  • Give tenants a simple way to report leaks

You receive a photo-illustrated written report and recommendations ranked by urgency where relevant. It’s emailed to you so you can share it with owners, agents or contractors.

Have the roof looked at regularly, not just when it leaks. A survey every few years suits many let and shared buildings, alongside yearly gutter clearing.

Should I look at the roof myself first?

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.

Why get it checked now?

Water that gets into one flat can affect others below. Early surveys help avoid damage spreading between flats. Where a roof is exposed, as many are in small places like Inkpen, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

What we do, step by step

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. A typical survey takes about 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours. Somewhere as small as Inkpen, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You tell us about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Preparing for the visit

  • Note where any stains or damp appear
  • Check pets are kept safely away
  • For flats, check roof access has been agreed

Booking a survey

Most bookings start with a short call: ring 07833 053749 or drop us an email, and we will ask about the building and what you need. The price is agreed before a date is set.

Signs you need a landlord roof survey in Inkpen

On a shared roof, it’s not always clear who should act. Everyone may think someone else is responsible and work gets delayed. An independent report helps everyone see the facts.

Most people get in touch when they’ve noticed something like this:

  • Leaks into upper flats
  • Damaged pots and flaunching
  • Failed flashings at walls and chimneys
  • Mortar falling from ridges and verges

Take a building like Inkpen Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Questions to ask before you book

  • Whether they hold professional indemnity and public liability insurance
  • Which viewpoints they use to see the roof
  • Whether you get a written report with photos

What a good roof survey covers

Different roofs, different checks

Roof spaces and lofts

Looking inside the roof often tells us more. We go into the loft where it is safe looking for water marks and gaps.

Shared chimney stacks

Chimney stacks are often shared between houses or flats. Pots, flaunching, pointing and flashings are looked at from safe vantage points.

Inkpen homes and their roofs

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first. About 3.2 miles south-east lies Stargroves, a reminder of how long the area around Inkpen has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

The streets around a church such as Church of St Michael are often among the oldest in a place, and if you own one of the older houses nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For landlords with property near Kintbury station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
