Surveys for landlords and agents in Popley

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or email us with the addresses.

Where a roof is shared: we need access agreed with whoever owns or manages the building. Tell us about it when you book and we will plan the visit with that in mind.

Roof leak investigation in Popley

On a flat roof, water can travel a long way under the covering. Splits, blisters, failed laps, worn upstands and blocked outlets are common causes. Ponding water makes any weakness worse. We check both the covering and the room underneath to narrow it down. Leaks under flat extension, garage and dormer roofs are common. Felt often lasts around 15 to 20 years, so age is part of the picture. If you are worried about water coming in around a roof light or dormer and drips in the loft during heavy rain, we can find out what’s behind it, on flat roof details, chimney stacks and rooflights and dormers alike.

Chimney stacks on older houses around places like Popley can let water in, at the flashings, the pointing or the mortar round the pots. Damp on a chimney breast isn’t always rain from above, which is why it is worth tracing properly. The stack, its flashings and the loft space beside it are all worth checking.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What you can safely check yourself

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

What we’re asked to look at in Popley

Slipped or missing slates and tiles let rain reach the underlay. Old bitumen felt may cope for a while, but it tears and sags with age, and very old roofs may have no underlay at all. Corroded nails, known as ‘nail fatigue’, are a frequent cause on slate roofs.

A survey can pick up problems such as:

  • Water coming in around a roof light or dormer
  • Wet patches high on an inside wall
  • Condensation that looks like a leak
  • Water that shows only in certain storms

For landlords with property near Basingstoke station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

Choosing a roof surveyor

  • Will they check the loft as well as the outside?
  • What the survey won’t cover
  • Their report turnaround times
  • Their drone registration, if they fly one

Tips from our surveys

Nothing here needs a ladder. A few suggestions:

  • Have an electrician check any wet fittings
  • Clear the loft hatch so we can get in
  • Leave roof access to professionals
  • Let us know about any past repairs to the roof

With the Standard Survey you get a follow-up consultation, and Premium includes an in-person consultation. You can ask us about anything that isn’t clear.

Look at the roof from the ground after strong winds. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Prompt repairs stop gaps turning into leaks.

Popley roofs and the weather

Historic houses such as The Vyne, about 1.6 miles north, show how far back building in the area around Popley goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the roof type helps narrow down where water may be getting in.

Take a building like St Bede's Catholic Primary School: tracing a leak on a big roof starts with where the water appears and works back. Shop and office owners around The Malls may find that finding where water is getting in quickly keeps disruption down.

Popley: your questions answered

How do I find out if my home in Popley is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Do you cover Popley?

We do. The survey and report are the same in Popley as anywhere else.

Can you give me structural calculations?

No. We’re roof surveyors, not structural engineers, and it does not include calculations. We will recommend an engineer if we see signs that call for one.

Will you walk on the roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and anything out of sight is recorded in the report.

What happens after the survey?

The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Do you carry out surveys on Saturdays and Sundays?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

The survey, step by step

We will ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes between one and two hours for most homes, though a hard-to-trace leak can take longer. In a smaller place like Popley, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.

  1. You let us know where the water shows and when it appears.
  2. We check the stain, the ceiling and the loft above it.
  3. We check the likely entry points outside, like flashings, valleys, chimneys and gutters.
  4. Moisture readings and thermal imaging are used where they help.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

Preparing for the visit

  • Dig out any old roof reports or invoices
  • Jot down any questions you want answered
  • If you are buying, check with the agent that we can get in

Advice

Why it’s worth a survey now in Popley

Leaks tend to get worse, not better. Wind lifts loose slates further and gaps widen. Tracing it now lets you plan the work rather than react to it. In a smaller place like Popley, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Each storm lifts it a little further, and water follows.

Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.
