Roof leak investigation in Lychpit: what you get

Some ‘leaks’ aren’t leaks at all. Condensation in a cold, poorly ventilated loft can drip from nails and timbers, leaving marks that look just like rainwater. Knowing which it is means the right fix can be done, because they need very different work. The pattern of the damp, the ventilation and the timing all help us decide. If you are worried about wet patches on loft insulation and damp ceilings under a flat roof, a survey will tell you what’s going on.

Somewhere as small as Lychpit, older roofs have often been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, particularly to an insurer. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.

Where we cannot see part of the leaking roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

What this survey can’t tell you

It is a careful look at the leaking roof, not the whole story. The main limits are:

  • The repair itself (the investigation finds and reports the cause)
  • What’s under the covering or behind the plaster
  • Leaks from plumbing, tanks or pipework rather than the roof

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before booking. The full list of what we check.

Roof types and parts we check

  • Slate and tile slopes
  • The roof space
  • Lead flashings
  • Chimney stacks
  • Valleys and parapet gutters

Lychpit roofs and the weather

Historic houses like The Vyne, about 3 miles north-west, show how far back building in the area around Lychpit goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Where water gets in depends a good deal on what the roof is made of and how it’s detailed.

If your house is among the older ones in the streets near Church of St Mary, lead flashings, valleys and old chimneys are typical places for water to get in. For businesses in and around places such as Festival Place, a leak can close part of a shop or office, so finding the cause quickly matters. For site and facilities teams at buildings like Old Basing Infant School, tracing a leak on a big roof starts with where the water appears and works back.

Lychpit is about 2 miles east of Basingstoke, in Hampshire. Surveys in Lychpit work the same way as everywhere we cover: a close look at everything that’s safely in view, photos and a clear written report. We cover towns and villages across Hampshire, large and small. We also survey roofs in Reading.

We survey roofs across the RG24 postcode area for roof leak investigations. That includes homes and businesses on Park Lane, Crown Lane and Manor Lane. We also cover Old Basing (1 mile east), Eastrop (1 mile west), Chineham (1 mile north), Oakridge (2 miles west) and Mapledurwell (2 miles east). Larger places within reach include Farnborough (12 miles east), Fleet (9 miles east), Aldershot (13 miles east), Alton (9 miles south), Yateley (11 miles north-east) and Tadley (7 miles north-west).

Lychpit questions

Does a conservation area affect roof work in Lychpit?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Is Lychpit within the area you cover?

Yes. Lychpit is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Just mention lanes, gates or anything else about the route when you book.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when booking.

How do you tell a leak from condensation?

Many apparent leaks turn out to be condensation. A leak normally shows in one area and follows rain, while condensation is frequently spread out and worse in cold weather. We tell you which it is most likely to be.

What does the report include?

Written findings with photographs, explaining the condition of the leaking roof, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Can you give me structural calculations?

No. We are roof surveyors, not structural engineers. We’ll recommend an engineer if we see signs that call for one.

Do you use drones?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What happens on the day

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take about 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. In a small place like Lychpit, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We help you choose the package that suits the leak.
  2. We agree a date, including weekends.
  3. The investigation works from the stain back to the roof.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. You get photos, the likely cause and clear recommendations.

Advice

Tips from our surveys

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Keep water away from lights and sockets
  • Take dated photos of the leak
  • Stay off ladders and the roof
  • Record whether it leaks in every downpour or only some

With the Standard Survey you get a follow-up consultation, and Premium includes an in-person consultation. It’s a chance to ask about anything in the report.

Do not block the vents at the eaves. Good airflow reduces condensation, which is often mistaken for a leak. Keep insulation clear of the eaves.

What happens if roof problems are left?

Damp in a ceiling or loft can lead to mould. It is unpleasant, and it’s harder to deal with once established. Finding the leak comes first. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

Prices quoted always include VAT, and the written report is part of the package. Roof leak investigation starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
