Roof leak investigation in Old Basing: what you get

On a flat roof, water can travel a long way under the covering. Common causes are splits and blisters, tired upstands and outlets that do not drain. Ponding water makes any weakness worse. We check both the covering and the room underneath. Leaks under flat extension, garage and dormer roofs are common. An ageing felt roof is a frequent culprit. We’re often asked to look into damp patches next to the stack and leaks below a flat extension roof, on valleys and parapet gutters, lead flashings and flat roof details.

Older cottages and houses around Old Basing may have roofs with little or no underlay. Once the slates or tiles let water past, there is little to stop it reaching the ceiling. Whether it’s long-term wear or recent damage makes a difference to what happens next. Wet battens and insulation in the loft are often the first clue.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Practical tips

Nothing here needs a ladder. Our suggestions:

  • Note the weather when the leak shows
  • Let us know about any past repairs to the roof
  • Move stored items away from the hatch
  • Let us know if there are tanks or pipes in the loft

Standard includes a follow-up consultation to talk the findings through, while Premium includes one in person. It’s a chance to ask about anything in the report.

Do not block the vents at the eaves. Air movement keeps condensation down, and condensation is a common false alarm. Keep insulation clear of the eaves.

How the survey changes by roof type

Lead flashings

Lead flashings seal the joints at chimneys, walls and dormers. Lifted, split or slipped lead is a common cause, and for flashings that have been patched with bitumen.

Valleys

Valleys collect water from two roof slopes. Split lead, cracked linings or slipped tiles let water in.

Roof leak investigations in Old Basing: local notes

Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. The covering and its details give the first clues when tracing where water is coming from. About 3.3 miles north-west lies The Vyne, a reminder of how long the area around Old Basing has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

Landlords with a home close to Basingstoke station may find that a clear finding on where water gets in helps you brief a roofer straight away. If you own one of the older houses in the streets near Church of St Mary, leaks on older roofs frequently start at lead flashings, valleys or around old chimney stacks.

What we do, step by step

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes about one to two hours, more where the leak is intermittent or the roof is large. Homes around Old Basing frequently have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.

  1. You pick a Basic, Standard or Premium Survey.
  2. We agree a date, including weekends.
  3. We inspect inside and out, starting from the stain.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. You get photos, the likely cause and clear recommendations.

Preparing for the visit

  • Agree roof access with the managing agent if it’s shared
  • Leave a clear route to the loft

Checking the roof from ground level

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Questions from Old Basing

Is Old Basing in the area you cover?

Yes, Old Basing is one of the places we work. Every survey there gets the same written report with photographs.

Does a conservation area affect roof work in Old Basing?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Can you tell me if my roof has asbestos?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What will the report tell me?

You get our findings in writing, part by part, with photos, and ends with what we recommend. Points are put in order of urgency where relevant.

How long does a roof leak investigation take?

It typically takes roughly 1–2 hours at a typical home, or half a day or so for a commercial building. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

How soon will I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when booking.

Do you need a roof leak investigation in Old Basing?

Many leaks begin at a flashing. Where a roof meets a chimney, a wall or a dormer, lead or mortar seals the joint. When lead lifts or splits, or a mortar fillet cracks, rain runs straight in, often well away from where it shows.

Typical things we are asked to look at include:

  • A leak that comes and goes with the weather
  • Drips in the loft during heavy rain
  • Drips from nail tips in a cold loft
  • Water marks that spread in wet weather

If you look after a shop, office or commercial unit, for instance near Festival Place, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast.

Choosing a roof surveyor

  • How they plan to inspect the roof safely
  • Their track record with similar roofs
  • Whether the loft is part of the inspection
  • Their drone registration, if they fly one
