Roof leak investigations around Andwell

A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these roof types has its own typical places for water to get in. The wider area around Andwell has a long history of building, with The Vyne about 4.2 miles north-west. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

If you run a business near Festival Place, finding where water is getting in quickly keeps disruption down. If you let a flat or house near Hook station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. The streets around a church such as St Swithun's church are often among the oldest in a place, and if yours is one of the older homes nearby, lead flashings, valleys and old chimneys are typical places for water to get in.

Roof leak investigations for homes and businesses in Andwell

Leaks tend to begin where one part of a roof meets another. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. Each of these is checked in turn and follow the evidence. Chimneys, dormers and roof lights each add joints of their own. We check all of them, from every safe viewpoint. If you’ve noticed leaks at a dormer or roof window and damp walls below an overflowing gutter, we can find out what’s behind it, on flat roof details, lead flashings and the roof space alike.

Being in a small place like Andwell makes no difference to how a leak or storm damage is looked at: the journey and access are just planned ahead of time. Tell us where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. Photographs of the stain and of the roof from outside are helpful too.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

How it works

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes about 1–2 hours for most homes, though a hard-to-trace leak can take longer. Around Andwell, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You pick a Basic, Standard or Premium Survey.
  2. We agree a date, including weekends.
  3. We inspect inside and out, starting from the stain.
  4. Where it’s useful and included, we take moisture readings and use thermal imaging.
  5. You get photos, the likely cause and clear recommendations.

FAQs for Andwell

How do I find out if my home in Andwell is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Will you come out to Andwell?

Yes, Andwell is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Will you walk on the roof?

Only if it’s safe. We check everything that can be seen safely: from the ground, from windows, from inside the loft space, from the roof where it is safe and by drone where it applies. Anything we cannot see is noted in the report.

Can you trace a leak in dry weather?

In most cases, yes. Damp materials can be found without rain. If a leak only appears in driving rain from one direction, we will tell you what we found and what’s most likely.

Do you survey on Saturdays and Sundays?

We carry out surveys on weekdays and at weekends. To find a day that suits you, call 07833 053749 or send us an email.

What happens next?

The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Why is the stain in a different place from the leak?

Water rarely drops straight down. It can follow a timber or the underlay a long way first, so the entry point is often well away from the mark. We follow the route back instead of guessing.

How the survey changes by roof type

Slate and tile slopes

On slate roofs, corroded nails let slates slip. Even a single gap can let water in.

Parapet and box gutters

Parapet and box gutters sit behind walls or inside the roof. When their outlets block, water rises over the lining and runs indoors.

What happens if roof problems are left?

Water and electrics don’t mix. If water is reaching a light fitting or switch, keep clear of it and have an electrician check it. Finding where the water is getting in should follow right away. For older village homes like those around Andwell, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.

To find out what your survey will cost, call 07833 053749 or use the contact form and let us know about the roof. The price is agreed before a date is set.

What this survey can’t tell you

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • Carrying out the fix
  • Leaks from plumbing, tanks or pipework rather than the roof
  • Whether rotten timbers meet design loads

If in doubt, ring 07833 053749 or send us an email and we’ll point you to the right survey before booking. What our survey covers.

What this survey covers

  • Chimney stacks
  • The roof space
  • Rooflights and dormers
  • Lead flashings
  • Valleys and parapet gutters
  • Flat roof details
  • Slate and tile slopes

Should I look at the roof myself first?

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking, as it helps us focus the survey.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Before and after the survey

A survey works best with a little help from you, before and after. Some tips:

  • Do not climb onto the roof to look
  • Clear the loft hatch so we can get in
  • Mention earlier attempts to fix the leak
  • Protect furniture and flooring under the leak

If there are several possible sources, we list them in order of likelihood. Recommendations are prioritised by urgency where relevant.

Look at the roof from the ground after strong winds. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small faults dealt with quickly rarely become leaks.
